Great news.

-Moody's has just affirmed Macau's AA3 Rating and maintained stable Outlook.


-Major efforts underway to revive economy.

-Some free and subsidised travel to encourage tourists and more than 40 projects in local communities are receiving government subsidies to attract visitors.


All will help to boost Macau economy which in turn will support property prices in the post-pandemic era.

Economy hotting up.

-Record-breaking numbers of visitors have been registered at the bridge crossing into Macau in March.

-Casinos chartering business jets to fly clients in from overseas.

-Various estimates that gaming revenues will recover to 75% of pre-pandemic levels this year, with full recovery in 2024.


Will in due course feed through to economy and support property prices and interest.

I don’t think anyone is particularly worried about the smaller apartments. It’s the big elephants that probably explains the large discount to NAV. That and the market’s suspicion of the manager’s commitment to liquidate quickly. I think the latter concern should ease over time as sales increase and people realise it was more about the lockdown than management’s incentive to delay to collect the AM fee.

Nice discount that should be eradicated over time as they liquidate. That said, there’s some challenging assets in the portfolio so the discount is probably warranted. I worry about the large villas as the demand pool is much smaller. Think we need to give this a bit more time as Macau / China has only recently re-opened. I like the r/r and continue to hold and would be happy to add on weakness.

They only sold ONE unit at Waterside in the six months to 31/12/22

In just the last 7 weeks since period end, they have sold SIX units for $14.6m.

With TWO fully sold and 4 exchanged contracts.


SIX units in seven weeks tells its own story after the near-famine of sales during the multi-year pandemic lock-down.

It is also fascinating to compare the upbeat tone and outlook of today's announcement with the outlook of 13/1/23.

.... but it does include the words 'hopeful' & 'possibility' .... .... personally I am hopeful about the possibility of getting all 6 numbers on the National Lottery .... (I'd then happily get a divorce and give up 50% of the winnings :-).... and for MPO I'd be hopeful about the possibility of the share price getting to two-thirds of NAV .... ( I'd then happily sell my holdings :-)

Well that's certainly the most bullish thing I've read from MPO in a while:-

4. Dealing prices.
