in my opinion the likes of lloyds and barclays/Smart are terrible. They are all about processes, manufacturing mentality, numbers games. anything complicated they want to wash their hands of it.

i closed all my accounts with the clearers many moons ago. some very good platforms around like hargreaves lansdown and iii which have far higher standards.

if it's a quoted/listed share on the UK market, fundamentally i don't comprehend how they can willy-nilly deem it to be for sophisticated investors.

mpo is a property investor - plain and simple - not really any different to any other company or fund which invests in property.

that's weird because it is a quoted/listed share.



sometimes brokers ask you to categorise yourself either as a non-sophisticated investor or self-certified sophisticated investor or high net worth investor if you meet certain criteria

Do you have the option at Lloyds to change/ self-certify your classification to sophisticated investor/high net worth investor?

Lloyds Banking Group and its subsidiary brokers Halifax and iWeb no longer allow clients to purchase shares in MPO because they have decided it is intended for "sophisticated investors" and is too good for proles such as bank at Lloyds.

What a bloody pain.

Two important announcements this morning:

1. The quarterly NAV update reveals an excellent uplift this quarter of 2.3%.

That's a lot! Consider that the uplift in the previous quarter to 31/12/18 was 0.5%

Further points to an increasingly buoyant backdrop for real estate in Macau.


2. They are still considering all options. that can potentially mean a whole portfolio sale.

"All potential divestment options for the Company's remaining assets are continuing to be assessed with the goal of maximising exit values."





With a NAV of 247p against a current share price of 190p, the whopping 27% Discount-to-NAV appears to be a real bargain.

For those who missed it.

MGM just opens new $3.4bn MEGA resort in Macau's Cotai gambling mecca.

The take in Macau now dwarves Las Vegas.

Macau economy beginning to storm forward. No wonder that someone has snapped up Senado Sq and no wonder that Sniper have in recent times been buying up MPO stock.

The potential upwards revaluations on MPO's remaining property portfolio look very alluring.

Additionally, word on the street is that Chinese New Year saw a great inflow of visitors to Macau.

A very credible 14% PREMIUM on Senado Square compared to a valuation just five weeks ago is excellent.

MPO are clearly keen to divest in line with their stated strategy but importantly at the right price and the right premium.

The premium achieved on Senado Sq bodes well for overall portfolio valuations and further disposals. Further underlines the returning health of the Macau economy and appetite for real estate.

What a strong update.

The HK Macau bridge opening later this year will focus a lot of global and media interest onto Macau.

The economic backdrop, infrastructure development and evolving economy of Macau will stimulate real estate prices.

At this gaping discount-to-NAV combined with a particularly strong outlook and very supportive macro factors, this remains a hidden gem.
