curiouser and curiouser. now it's 68 to buy and 68.05 to sell. Still not really arb territory... I have to think SETS doesn't work properly, if it can't put these buyers and sellers in touch with each other.

It's happening again, you can buy at 68 and sell at 68.0012.

I'd love to understand the mechanics of it. It feels like a few market makers not really paying attention to each other, but it's a SETS stock.

It could be a beneficiary in time, but at present anyone travelling in either direction between HK and Macau is subject to 14 days mandatory quarantine (with a few narrow exemptions at the HK end), and non-{China / HK / Taiwan / Macau} residents are not allowed entry to Macau at all.

Still, anyone willing to put their money aside for 1 - 2 years should do very well here. There's quite a bit of trading activity if you look at a few days together - I suspect the share price could pop up at any time.

I don't think they could sell for that far below NAV, even to get rid of it all at once. They have just negotiated themselves an extra year's management fees - I don't see them throwing away both that and the bonus they get for realising a good price.

Indeed ... they are working towards winding-it up so they may well unload in one go. So if it is flogged-off like that then my guess is not less than 15% premium to present share price Therefore just my personal ball park figure is that one way or another it may be 80 - 95p sometime during this year. And on that basis couldn't resist another top-up today :-)

Indeed. Looks like it ....Am I correct in thinking that latest Discount to Adjusted NAV is 56.7% whilst previous at end of H1 2020 was 66.4% ? So unless some serious further problems in Macau can't see the Discount becoming wider again. So two upsides - increase in property / rental prices - & narrowing of discount. I'll be happy for it to get back to being half way between prsent share price and 52 week high - so I make that about 95p - then I would be a happy bunny :-)

At least they're not resetting the values for the incentive fees. I wonder how much of the $100,000 a month is profit for the manager - what are their expenses like?

I see rambutan2 pointed it out - post 746 - demoted 22 June 2020. The price is higher now than it was then, judging by the advfn chart. Maybe the demotion has held back the recovery.

Equally disappointing has been the material discount in the share price compared to NAV, which was affected by the combination of a market re-rating of real-estate shares and selling pressure from investors that allocate only to constituents of the FTSE 250 All-Share Index.

There's no such thing as the FTSE 250 All-Share Index. MPO has never been a constituent of the FTSE 250. It joined the All-Share Index in 2014. I don't know what the criteria are - presumably mcap - and I didn't notice when it left, but it's interesting that that may have been a factor in the price decline, which I regard as an opportunity, not a disappointment.
