Thnx share price - indeed, it is the tranquillity of the wide open spaces, just the occasional tractor to interrupt the bird call.

Most noticeable of course is the personal afront when someone dares to drive on your road to the supermarket/bakery/pharmacy whatever - almost zero traffic here, whereas in the UK it seems to be nose to tail anytime of day!

Sky. I must admit I'm struggling to feel sorry for you; it sounds lovely. I lived in central Turkey for 6 years and I crave the open space we had there, now I'm back in the UK. I imagine you have something similar. Good weekend to you and yours.

sp - living the dream !/?%~# Just finished the 10day job of pressure hose cleaning 850 tiles around the pool. Getting too old for this - next year I think I may need to pay someone.

Strangely, in most French chateau wings you walk through from one room to another without corridors. Our North wing however is one long room which at 28m allows a reasonable run-up to bowl on a 22yd cricket length - tennis balls only allowed inside.

(Kidding of course - good weekend all)

CWA1 Made me chuckle. Sky's living the dream alright.

Gary, It didn't appear to be a straight cash offer so I kinda lost interest in that one.

Star,

You weren't tempted by SAA as part of your takeover targets where the bid has already come in?

Corridor?? Sky has WINGS that have corridors in them ;-)

Gary,
Yes, I was about 35% cash. But then I had a splurge on k3c, pets, then hvpe; then ted, thg and finally rqih. The latter 3 as take over targets where bid news had already come to light. All my purchases are doing well so far except rqih (where the bid has fallen through and the shares have tanked). Yes, I'm tempted by a suk2; but not enough.

Sky,
You have a corridor ??!! Now, that's impressive. My house barely manages a hallway.

Gary - no internet at all on Tuesday; and very little for the 10days preceding. One of the drawbacks to living in the vast open spaces of SW France! Internet via WiFi and a hopeless provider. No alternative. So missed that TRIN top-up opportunity - very annoying as I top-sliced a few in the 130s; was looking to get them back on a down day...

VSL - don't recall - will try to take a look when some time available from lunch party preparations for tomorrow....

Back to work....wife whistling down the corridor...

Star,

Sounds as though you're feeling a bit like me then as happy to temporarily raise cash levels significantly but can't quite commit to buying SUK2 even though short term indicators suggest I should and in size.

Sky,

If you don't mind me asking what specifically puts you off VSL?

Yes I have to say I sold M&G yesterday for the same reasons as before. Short term RSI, particularly on the FTSE. Good run from 207.2p to 221.50p.

Picked up a lot of TRIN on Tuesday at an average of 122.5p but selling them today as has been a good turn in three days. Just 10k to go.

Gary - VSL - yes, held a couple of years ago - but not totally enamoured.

Enjoying a few turns; but ever cautious, so still also hold SUK2.

HVPE was a classic anomaly last week - a quality PE trust on a 42% discount - now 8% higher on a 38% discount. The Fund that sold them down to that low level needs to look at their idiot investment manager!

Yes Gary; but while there are many reasons for bear-ism, the market often surprises. And it's hard to stay rational, cool and calm on leveraged positions. Well, it is for me anyway.

Anyone tempted by SUK2 presently?

Looks as though you are having a strong run at the moment Sky with CLI, HVPE and VTY. Well done.

Sky,

Have you ever looked at VSL as it is one that I would have thought may appeal to you. NAV of 112p of which 8-9p relates to equity investments, the rest is asset backed loans. Loan interest is more than sufficient to pay the 8p dividend which at 87p is over 9%. Company is actively looking to close the discount. Only possible negative is how easy it is to buy and sell in size, which is what has prevented me from entering presently as I want most of my money in things I can easily trade.

Re-entered M&G as wasn’t expecting quite such a fall today. Scalped just over 8p so happy with that for an overnight trade.

Private Equity trust HVPE now looking really great value. Apr'22 NAV showed a very small fall in $terms - just 1.1%. A small rise in £terms.

So with an NAV of 3781p and an offer price of 2172p, the discount shoots the lights out at 42.6%.

90% of valuations at Dec'21; but not too unduly concerned at that.

We could see a worthwhile bounce from this level of down c4% today.

Thankfully Sky I can still bounce at 55. A bit cliched but I took a 2pps profit on DLG this morning having been down 25pps at one point. I didn't sell because I got marginally in profit but because the 2 day RSI has been in overbought territory for 6 days and currently is as near to 100 as you are probably going to get. Similar story for the FTSE as well and signs that the recovery from the lows of 7157 only last Thursday is starting to stall. For exactly the same reasons I have exited M&G as well and so back to 2/3rds cash again which always makes me nervous.

Well done on CLI, they have had a sharp move upwards from the moment you bought. I hope you had a good allocation.

Hope everyone is well and doing well.

Great news this morning of an upcoming tender for CLI. I added at c195p, then again at c199p. Thankfully the share price rose very slowly this morning.

Now at 206p the Epra NAV discount still = 41.2% (350.5p) ; and the Statutory NAV discount = 36.9% (326.6p).

I've mentioned before that IMO the Morstedt family may well be tempted with an appropriate offer, likely from a PE company. Seeing the shares trade at this discount and low yield, the family trust would do well to cash in at around the 310p level.

Thank you Sky and hopefully so. Still having a very good year despite the action today, but they may be famous last words. I will console myself with the 9% dividend in the meantime.

Hope the presentation is useful and well received this afternoon.

Gary - Sorry to read that. You'll bounce back; you always do! Anyway, for me caution still the watchword as difficult to find any reason to actually BUY the market.

Still trading in and out of the PE trusts; and at 14:30 BST will be listening to NBPE's presentation. At 1545p they are on an absurd 35.6% discount at the current $ rate.

Well I have had a good run over the last 16 months but that has come to an abrupt halt today. DLG down heavily and DEC has continued to rise beyond my exit price, not the best combination. Easy come easy go!!

Sold DEC first thing at 120.45p as just thought it was a bit overcooked in the short term, then went up another 3p after I sold.

Have been keeping an eye on DLG as it is historically weak prior to the first qtr update which is next Wednesday. Conversely it is normally quite strong after. Can't see any major surprises as company has already flagged that Jan/Feb trading was as expected and so hopefully when confirmed next week it will have its' usual little run. Fundamentally the shares are cheap at just under 256p, including costs, entry price. Yield 9% at that level. As it has replaced DEC it by default is now my biggest holding.

I did look at VTY Sky but just didn't feel comfortable with all the headwinds the housebuilders are starting to face.

Have a good weekend all.

"Vistry Partnerships fully expects to deliver its 2022 targets of at least GBP1bn revenue, a 10% plus adjusted operating margin and return on capital employed in excess of 40%, and sees a clear trajectory to delivering c. GBP1.6 billion revenues and a 12% plus operating margin in the medium term. The Group is well positioned to deliver a significant step up in profits and returns in 2022."

In spite of that statement, VTY rest at 845p for a yield of 7.1% & a PER of just 7.4.

Clearly VTY undervalued at these levels; regardless of Market concerns and "Sell in May" mantras.

Can anyone direct me to broker forecasts for this year?
