With the general rerating of the commercial real estate sector (average of over 20% in the last 3 months among the FTSE 350 players) Hammerson seems to have been overlooked.

But yesterday they announced that they were definitely applying for REIT status from 1 January 2007 (only 6 weeks away)

Today they reached a new high at around 1500p and the chart looks excellent.

And . . .

on Friday last, the CFD Dealer on Citywire had this to say:

"The positive re-rating of the real estate sector may have some way to go before institutional and private investors lose their appetite.

With Real Estate Investment Trusts (REITS) due to be launched 1 January, a number of FTSE 350 companies are set to benefit.

Trying to predict the best performing stock in the real estate sector for the next few months is an arduous task, but I believe you could do a lot worse than if you went long on Hammerson (HMSO).

The company is one of Europe's largest real estate company's, primarily operating in the retail sector. The company has recently been on the favourable end of broker comment with Lehman's and JP Morgan upping its price targets to £15.89 and £16.00 respectively.


The reason why Hammerson appears to stick out from the crowd is based on its discount to net asset value (NAV) relative to gearing. The company has an approximate 29% discount to NAV with 40% gearing.

This is the lowest ratio by my calculations in the sector, which suggests reasonable upside while relative risk is reduced by virtue of the higher gearing that most of its peers possess.

Long positions should be considered at market with a stop-loss based on a close below £13.50."


If you read the Chairman's statement following the latest interims (can't cut and paste as it is a PDF file) he says that becoming a REIT will cost around 96m gbp jining fee BUT will release over 400m gbp in corporation and capital gains tax provisions. In other words they will gain over 300m gbp just by becoming a REIT.

I'm a buyer at 1495 but of course DYOR.

Merrills was less kind to the property sector saying it's taking a more cautious view after a strong performance in the last 3 months, with uncertainty on UK real estate investment trusts adding to its caution. LandSecs and Hammerson were both downgraded by the US broker

This thread seems to have gone dead! Any views anyone of where this share may be heading? The turndown in retail business (almost certain to get worse in my view) may effect lettings of shopping centres and propert valuations, but will this be so pronounced in Europe where HMSO are fairly strong?

Article seen on Timesonline, March 13th, concerning student halls, Unite Group, and government plans for Reifs (Real Estate Investment Trusts), draws attention to possible corporate activity in the sector. "Westfield, an Australian group that is the world's biggest owner of shopping malls, is looking at a number of deals in Britain and on the Continent. Last week it brought a party of investors to Britain to see its assets here, and this week they will travel to America. Analysts believe both Hammerson and Rodamco are in its sights. On both deals Westfield could write a cheque without requiring recourse to its investors."

The alleged placing of 55 million shares by Smith Barney today at a price of around 615 - 645 is not going to help matters. I for one am getting out and suggest others follow. CH.

aaaaaaaaawwwwwwww look at 2 yrs ..big hns broke on volume? target in the region of 200point fall. Or bearflag finally gone again same fall target. To me looks like some bad news breaking within and now their attempts to get out before the news does is panicking them.
