There was a further article in The Estates Gazette this week concerning FC's property interests.It would appear that Threadneedle the freeholder of FC's 100,000sq. ft.rented head offices in Camden has put the property up for sale at a price of £45m.The property produces about£2m p.a. and leases are due to expire shortly we are told.Grade A property in the area is now leasing at £60 per sq. ft. as against the £20 paid by FC.It has to be admitted that FC's offices are not Grade A as those of us who attended the AGM last year will have noticed.However a substantial uplift above £20 is clearly in prospect if FC attempts to negotiate a new lease or, more likely,FC will have to find alternative accommodation if the new freeholder chooses to undertake a residential conversion as is often the case in present markets.Either way it could be an expensive exercise for FC.Perhaps some of the monies that FC might receive for surrendering its lease on Oxford St. might be earmarked for identifying and fitting out a new HO.Any views?
