These disposals show how over borrowed the 'Mall Fund' are. The rental Yield looked attractive and I would rather be buying the property than selling at that Yield, so I'm keeping out of CAL.

CAPITAL & REGIONAL PLC:
SALE OF ABERDEEN SHOPPING CENTRE

Capital & Regional plc, the co-investing property asset manager, today announces
that the Mall Fund has completed the sale of Aberdeen Shopping Centre to a
client of Rockspring Property Investment Managers LLP for a price of GBP47.4m
reflecting a deemed initial yield of 7.9%.

The valuation of the centre at 31 December 2009 was GBP46.0m.

Capital & Regional has an interest of 16.7% in the Mall Fund

Another disposal today. The extra cash will de-risk CAL a bit more and good to see them realise a price higher than the end of December book value

I ditched half my holding on a recent minor spike, at 37.75p. Thought about buying them back several times (currently my ISA is just over a third cash) but can't bring myself to hit the buy button. Commercial property seems to be stuck fast with little sign of upward pressure on share prices at present. Come on CAL, give me a reason.

i sold at 38p and i was waiting for 34p to come back in,but now having read and seen the BBC program about commercial property i am thinking more 28p or even 25p.





The problem is 84% gearing with only a 15% cushion if commercial property falls again,but hey it hasnt happened yet.

Its a property company with alot of debt, even though it raised alot of money from shareholders to part address that, I think that explains alot.

I think it will head down further still this time as the economy goes stale this year and the next and maybe the next.

Property is likely still in a bear market.I usually buy at 35p but this time I think a new lower trading range will establish itself. So for now I'm out.

wish i hadnt bought this share now...a friend recommended it and it seemed good at the time! maybe if i bought now instead of at 42.75p i would be happier...but i rly dont understand why this share has been so stale? cna a smarter man plz explain! lol

warranty its getting close to 35p today, time of reckoning due, markets are nervous and we might get a lower entry point. Truth is I don't know, however it makes sense to buy at around 35p and not 40p and then sell around 40p if the trend continues. If it goes below my entry point, its either a stop loss sell or a double up.

I'm watching AEX for the next week or so, have doubled up in expectation/hope of a discovery. He who dares etc.

I was waiting for the 35p entry point but was out this afternoon when it fell back to that!! Just typical I suppose but hopefully it'll have another little leg down soon so I can get in before it naturally zooms onwards and upwards.

warranty Yes long term CAL should be ok,Its been around a long time and the UK hopefully will still be open for business. Shorter term investor 'fear' and uncertainty will determine the share price. I await for an entry at 35p.Its trading between 35-40 p for the time being at least. Most Investors prefer to see blue before buying.

Nick, many thanks for that, I've had CAL on my watch list for a while now and it seems to have fallen so far in the last couple of years it's either incredible value or diluted out of sight. I'm in MNR and INL, both also receovery plays on the Commercial property sector but I must say CAL does look a good buy for the longer term recovery prospects.
