Stunning results this morning.
It looks like "returning money to shareholders", will mean what is says.
2015 does seem a long time to wait though.

ANNOUNCEMENT OF LONG TERM STRATEGIC PLAN

The Board of Berkeley has undertaken a strategic review, the outcome of which is to propose a long term strategic plan under which the business will operate over the next 10 years and to return approximately GBP1.7 billion in cash to existing shareholders in a series of dividends payable on or before the following milestones:

I see this as a dependable share to hold for 2-3 years and sell when the next property boom starts to fizzle out. The focus on the south-east makes it very safe.

How can you call this share boring. So no dividends, but down the years has made some terrific capital repayments.Plus look at its share price graph this last few years. It is just about the only profitable/solvent company in the private building sector with excellent cash resources and a large land bank plus its sector within the property building industry ensures a steady income stream. They are thus very well poised to take advantage of the upturn in the building industry which surely must come ere long. But DYOR.
