still watching bkg. looking again at the chart, i feel it has to pull out of this downtrend channel to become a buy for me.

Some large buys going through over the offer price.

Those still Short may close tomorrow.

FD buys nearly 100k's worth of shares.
Another Director buys a few days later.
The Berkeley Employee Trust buys heavily.

And some still wondering is this good value, the answer is Yes imv.

Cheers EI, appreciate the summary. I agree that its best to DYOR, i'm just really time constrained so I rely on doing as much as I can along with people like your self who are the knowledge of various companies helping too. I've opened up a small spread for now until I can get some proper exposure in my ISA come April when I can top it up.

Good to see the £8 level on the mid price maintained at the close.

We are looking at least 8.50-8.65 on the IMS release IMO.

Sure, but it really is best to DYOR


Approx £350 million in cash.

Only develop in London and the SE where the Market is much stronger
than anywhere else in the UK.

And where rapid population growth will fuel demand, from both
Propery investors and Private buyers over the next few years.

The Chairman Tony Pidgely is a legend in the Residential Property
Market, his timing is second to none.
Time and time again he has called this Market correctly.

Directors hold large amounts of shares, aligning their interests
with other Shareholders.

The FD has just bought nearly 100k's worth of shares.

Always the possability that Persimmon(PSN) may bid imv.

IMS next week, has to be before the 19th.

EI, any chance you can do a quick bullet point summary of why you think BKG is the favoured pick in this sector. I'm trying to decide over BKG, TW. and BDEV and you seem to be the guy in the know. I like the fact that they are focused on London and the SE and they look like a possible takeover but what are their key fundamentals? I'd do my own research but i'm at work and trying to avoid the boss catching me out :)

Also, the summary above states they have 312k plots but I take it that should be 31.2k?

Yes, i always mention shares I hold..;


I think its next week's IMS that is making some take notice.

And in fairness the recent rise has to be looked at in the context
of months of underperformance - there is huge ground to make up here.

And anyone who lives locally to where Berkeley develop, as I do,
will confirm that the Market has now rebounded sharply.

New builds now selling very quickly.

Persimmon(PSN) is believed to be looking at a major acquisition.

Some comment that it may be Barratt, however Berkeley is by
far the more likely candidate imv.

BKG with a large cash pile, would also give PSN much greater
access to the strong SE market.

The Berkeley founding Directors have been at the helm for nearly
35 years and hold a nice % of the shares.

If PSN decide to bid its Berkeley, not Barratt that will be the
target imv.

Yesterday's Sector drop just showes how clueless many are.

The drop was based on a survey showing some price softness because of an
incresed amount of properties coming on the Market

And that first time buyers are at approx 25% of the Market, rather than the
40% over the last 15 years.

We do NOT want or need rising prices, this will not drive volume.

Stable prices for a couple of years would be very beneficial to the
Sector by increasing affordability.

Anyone who does not understand this should not be investing in this Sector
imv.


BKG sell 50% of their units to overseas buyers, many do not seem to
grasp this fact.

The large fall in the GBP has just made this a whole lot more attractive.

That may be a case of DYOR, I looked at Bovis but not in detail.

Berkeley have about a third of their Market value in cash and
only develop in London and the SE.

These are the markets that are recovering quicky imv.

The FD snapping up nearly 100k's worth of shares also
caught my eye.

He paid £7.88.50.

The Interim Management Statement is this week or next.

The Market in London and the SE looks to be recovering sharply.

Good to hear that local report, it reconfirms my own view.
