Outside possibility that BKG will wait until the week beginning the 15th,
as the next two selling weekends are particularly strong.

I live in Weybridge where BKG was founded in 1976, they are now HQ'd in
Cobham.
So I am in a good position to observe the Market around here,
they are developing a site less than a mile from me currently.

You are certainly confident with your large share holding. On a technical basis it looks like a cup and handle forming on the graph which is generally a bullish indicator. I have also noticed a huge influx of cash rich overseas buyers looking in SE london so 50% sales to them makes sense. What other stocks are you holding?

I am mainly in mining and oil companies but I heard some info on BKG from a contact working for them that made me look into it and I think there should be some reasonable uplift in the next few weeks.

The Directors must to rubbing their hands with the fall in the GBP,
which makes London property even more attractive to overseas buyers.

50% of all BKG units sold to overseas investors, many people just
do not grasp this aspect of the BKG model.

I have met TP as my Mum used to work with his niece in Esher,
over 20 years ago now.


Long term? - depends on the price.

What I know is that the FD bought at 788.50,
so they look like screaming buy up to about 8.50 imv.


And longer term these will double.

Government grant likely to be in the region of £25-30m which will enable BKG to finish previously uncompleted schemes. This is highly significant as the end sales values for these schemes will be way in excess of this figure.

Taylor Wimpey reconfirming Persimmon's view yesterday of a Strong outlook
for UK Housing.

Berkeley of course operate in by far the strongest geographical area,
Lonson and the SE.

Dirk I have also heard about the government's injection and apparently it is quite a substantial amount. I also agree that the £8.50-9.00 is a realistic resistance line target within the next few months given the support lines from last year. I am all in.

I now know one of the key reasons for the director purchases, BKG has qualified for a large amount of government aid in order to complete many of their schemes. This information has not been released yet but should be within the next few weeks.

I see Wednesday or Thursday next week as the most probable days
for the Trading Update.

BKG is a pure play on property in London and the SE.

And remember there is just under £350 million net cash on the
Balance sheet.
You need to take this into account when calculating the PER.


£8.50 + here we come, as a short term target.


BKG will have doubled within 3 years imv.

I put in 30k this morning as I am aware that residential sales on the ground have been going very well in SE London where BKG have a lot of their stock so I expect a positive news release soon. They also provide a much higher quality product than most the competition and have a good land bank in some key locations. We should be due a rally soon as March and April tend to be good months for house builders.

There is an IMS likely within two weeks, I was told this by the Company Secretary last Friday, in fact it has to be before the 19th of March", his words.

Its either this week or next week imv.

The Market has turned, particularly in the South.


The CFO buying nearly £100k's worth of stock.

He does not need to buy, he has shares options.


That is the value here, and he bought close to £7.90 a share.

I'm in at 750 this stock is going to fly soon. I work in the SE London property market and demand for new build flats is booming again. Looking at the long term graph it is also at a great buy in point especially in light of the director buys. No doubt there will be a positive RNS soon!

Take a look at the Persimmon(PSN) results this morning.

The Southern Division reported by far the strongest trading.

Berkeley is a pure play on the Prime London and SE Market.

I have noticed the Berkeley Employee Benefit Trust bought BKG shares heavily last week this followed on from the large BUY from the FD.

The company appears to see alot of value at this level, this looks very interesting.
