I certainly don't expect any visibility on a special dividend although it would be a pleasant surprise if there were. spud

If we keepour expectations low...we will not be disapponted!!
I think the clue as to the content is in the titel..'Trading Statement'
anything more more than likely be left until the half year statement

Having said that; I do expect a positive upbeat trading statement from AB

In the end her success or otherwise as CEO will be measured by a substantial improvement (or not) in AVs long term trading performance ie the qhality of the business. That will lift the share rating

I would have thought that an update on the intended use of monies from the disposals was essential. Pretty fundamental to their forward plans.

Any views on what to expect from trading update. I think it will probably just that a trading update on disposals and continuing businesses.

Will be good to have an idea on how monies received from disposals will be distributed. Management may want to hold on to much of it via share buy back

Don't think we will hear anything concrete about return of capital this week but I reckon it will be exclusively share buybacks. Would personally prefer 2bn on buybacks and 1bn for special dividend but you can't always get what you want.

If you are going to buy commercial property it’s much better to do it through a trust rather than a fund. Can always sell when you want, and the trust is under no pressure to make what is effectively a fire sale. Not good PR though.

"Two years to get your money from Aviva closed property fund" The Times

Fund has already been suspended for 16 months.

Seems unfair on those invested.

Switched from RollsRoyce to Av believing we won’t be flying anywhere soon . RR makes money when Jet engines running .
May sell Aviva on news next week.that’s if it’s good news. I really don’t see any bad news on the horizon.

I would suggest even if they said all returns will be in the form of share buy backs , share price may still hold.

Hope so...should be OK with some solid revenues and expectation of what is to come later in the year, but figures should be reassuring. It is the forward plan that the CEO needs to outline if at all possible, and cash return to shareholders in some well thought out format. Not too sure why LGEN is holding up better today and we are languishing somewhat...but hey ho!!

Yes that is a bit of a surprise. Why didn't they convert it to an investment trust for example so that people could sell if they wanted or hold for a market recovery.

If you look at the REITs plenty of them have gone up in price.

I bought RGL for example when it was on the floor and the share price has risen significantly.

With a lot of commercial property on the market and very little investor demand there's got to be a long term contrarian opportunity for someone

Aviva property fund shuts after trapping investors for 16 months
Daniel Grote
Wed, 19 May 2021,

Insurance giant Aviva has been forced to close a commercial property fund more than a year after blocking investors from withdrawing their money at the height of markets’ pandemic panic.

The £367m Aviva Investors UK Property fund will close on July 19, 16 months after dealing in the fund was suspended. Savings will now be returned to investors, predominantly made up of those buying funds via wealth managers, but will be worth 17pc less than in March 2020.

Aviva said running the fund with enough cash to satisfy the likely level of investor withdrawals had become “increasingly difficult during this period of economic uncertainty”.

“As such we have concluded it would now be in investors’ interest to wind up the fund and return cash to investors in a fair and orderly manner,” it added.

Property funds worth a combined £13bn blocked investor withdrawals last year as the pandemic struck. Most have now reopened, however investors responded by withdrawing £1.6bn in the past six months according to Calastone, a fund transfer firm.

The City watchdog, the Financial Conduct Authority, earlier this month delayed reforms to property funds which would require investors to give 180 days’ notice of withdrawals.

The regulator was seeking to ease the pressures faced by funds holding hard-to-sell assets like property when they are hit by large withdrawal requests from investors. It has now postponed the reforms until the Autumn at the earliest, following lobbying from fund groups.
