Yep agreed - interesting to see how soon they start buying in. I can't see them hanging around, as otherwise the price should breach the 40p mark soon once peeps take in today's announcement.

Rivaldo - The NAV has to be 60p on a conservative valuation and more besides once ARL buys in for treasury.On your calculation above the discount is 25pc
at 40p per share - say 33pc on 60p NAV.

Well, not as good as I hoped above - but still a bleeding good gain in 12 months. £7.07m proceeds per the rns, so that's a gain of £4.42m or 7.2p per share.

So current NAV is 53.4p, against a share price to buy of 38p. And ARL haven't even mentioned the gain noted by charlie in post 278 above.

Hi - that's a great spot AO! I managed to get some ARL earlier, and now it's impossible to buy on-line at all!

61.7m shares in issue. From IFX's announcement, with £19m proceeds against £6m cost, it seems like IFX have tripled their money. ARL should have received £8.5m sale proceeds, i.e a profit of £5.8m, or 9.4p per share.

Add that to the current NAV of 46.2p and you get 55.6p per share of NAV now, including a massive amount of cash!

ARL will HAVE to announce this asap - it's just too material to their B/S for them not to. Maybe they're trying to do one last share buyback before they announce....

RNS announcement by Ster Century - Inflexion have sold their interest for 19m
against original cost of less than 6m. Arl own 46pc at a cost of 2.7m seems to me ARL have made a huge profit on this investment but have not made any announcement as they originally went in with Inflexion on this deal.

GPE buys into South Bank regeneration for #18.7 million

Great Portland Estates plc ("GPE") has acquired a development site and two
adjoining investment properties in Southwark, London SE1, where it plans to
develop at least 120,000 sq ft of Grade A offices. In four separate
transactions, totaling #18.725 million, GPE has purchased;
* an investment property at 156/164 Tooley Street;
* the freehold interest of a site immediately to the rear;
* the leasehold interest of the same site; and
* an adjacent investment property at 14-20 Shand Street.
The properties at Tooley Street (25,000 sq ft) and Shand Street (22,500 sq ft)
were acquired for #12.075 million from Asda Property Holdings and generate
rental income of #755,000 per annum, which is expected to rise to #900,000 by
the end of 2004. The reversionary rental value is estimated to be approximately
#1 million per annum.

The development site, acquired from Arlington Group plc (an AIM listed company), extends to approximately 1 acre and is directly opposite the new 3 million sq ft More London development. GPE intends to demolish the existing 27,000 sq ft of vacant 1950's warehouse property in order to develop at least 120,000 sq ft net of modern, prominently located offices.

The company expects to submit a planning application in the near future, with
completion of the new buildings anticipated during 2007.

Disappointed no dividend - could have paid 1p at cost of 610k. However I can understand that with the company's intention to buy in 15m shares the lower the share price the better and then pay a dividend on say 46m shares saving 150k in addition to the substantial uplift in eps. The business plan looks good to modestly gear up the balance sheet when I would expect the discount of 22pc(and we know in reality it is much more than that)to unwind.Patience with this one will be very well rewarded over the next 6-12 months - not forgetting the very large stake the directors have in the business.I agree present share price looks remarkably cheap.

Hey - how cheap are these now then?!!!!

6.14p eps and that was based on 65m shares - there is now only 61m so the eps is more like 6.5p eps.

They seek permission to buy bak 15m shares - that would make the eps 8.1p.

Trading at 10p below NAV.

Add a bit of earnings grow in next year too and the eps could be 10p !

Growing earnings like a good'en too.

Way too cheap imo.

Just checked the reults for the last two years came out at the end of May and beginnning of June, it is odd that they have been delayed this year may be they are working on something!

Results must be good as there has been some nibbling at the shares, perhaps there may be more buy backs announced or even a management buy out! It is oodd that the results have not been released yet!

They have probably cleared out all the soft sellers at 36p! Have they announced when the results are coming out? Maybe there will be a management buy out announced at the same time. Results should be good!

It will be interesting to find out if Fidelity is selling or if one of the original 40p and 175p investors has had enough. It is likely to be idelity as they bought in at less than 36p and will be happy to realise a substantial profit.

Frankly a share in this company is like having a piece of land that a developer wants, the developer being Nick Barnham. The price being offered for you to sell out will probably slowly go up and eventually a higher price of say 40-45p will be offered as part of a formal buy out by the management.


The shares are probably worth 60p to the management but they can offer the shareholders a lot less as Mr Barnham already owns nearly 70% of the company. He only need to get to 90% to force the remaining shareholders to sell at his offer price. If shareholders put up any restistance he can just keep on taking a large salary, issue some more options to the management and even pay himself a dividend (but why pay a dividend if you can just award yourself options!).

This share is undervalued and will probably go up further but the real upside is in the hands of Mr white shoes Barham!
