The greatest issue right here is that Kamala and Walz want to allow tampons in men's toilets.

They also want to allow transgender surgeries of illegal aliens using taxpayers money.

There's some interesting stuff going on at the moment. US starting to look like it may not avoid a soft landing so the Fed may have to reduce rates more quickly. Government debt interest payments becoming unsustainable - also pushes for more rate reductions - but this could cause higher inflation. When Japan's banks were technically bust in the late 80's / 90's Japan kept ulta-low rates for decades to let inflation effectively reduce the real debt burden. There are so many contrary indicators at the moment that it is really hard to undrstand exactly what is going on and I can't claim that I do, but it feels like end of this year / 2025 could be very interesting and see some very serious corrections in different markets.

Of course you are right, goliard. Just hope that the "Canadian" acquisition makes a difference to the top line. The company is flat lining at best. Last year was not a great year with, by the way, no debt repaid. However, there are a number of projects which should move to revenue generation later this year.We hold AGR, IHR, PHP and THRL. All have had a good 6 months, except AGR.One theme that seems to be coming through though is that the NHS are not a push over when it comes to new projects. I think I am right in that all of the above will not start new projects without agreement on rentals and that is not easily achieved. Hence, new projects, which take a long time to bring to fruition, are being moth-balled.

They can't really save money and pay down debt. They also can't magically pay a higher dividend. AGR is a REIT and has to pay out according to the rules that govern REITS, which means they must pay out at least 90% of profit as a dividend. Gives them little room to save. Today is a good example of how this will just move with interest rate expectations and little else as long as they do not do anything silly.

Wait for high interest cost in a few years. Better to be conservative with the squandering of money and pay down debt fast.

Share price just not moving above the low 40s. Need to increase the dividends more than in the past. 0.02/0.04 increase just not enough.

Weak growth figures today should mean a higher chance of interest rate cuts and that should mean a boost to AGR price... but let's see.

Why oh why does Assura need a Chief Investment Officer, or even an ambitious growth plan? It is this sort of nonsense that worries me. Are the CEO, CFO, board and advisors not able to make sensible investment decisions? Why do we need someone whose desire - due to his job title - will be to make investments? How will we get the money for these investments? Despite building a big position I would be switching to PHP because of this but PHP needs ot srop 10% in comparison to Assura first. Sigh.

AGR looks like better value than PHP at current share prices. I bought to hold long term for the dividend but, of course, that doesn't mean that I will not sell if the share price goes way up.

Even with XD drop this has still lagged the PHP recovery and should really be at 44p. I picked up another 120,000 or so this morning. Still hoping for 50p by end of 2025.

Betaville also.
Assura is far more attractively priced and has a much better yield and upside IMO.

Thanks George
I wonder what the takeover price would be.. if that's going to be significantly higher than the mid 40s.
Php and assura have a similar PE and market cap
