Well 3 Brokers, joint partner, increase in Dividend, Rent increase. It seems AGR has a bit more cash on the balance sheet always good.

On the Comment cash on the balance sheet

Interesting JV. They'll only have 20% of it, but get fees for managing.

Assets transferred in are at a slight discount, but the £85m when spent is bound to be accretive, or else why do it.


"Assura will retain a 20% equity interest in the JV and act as property and asset manager, receiving asset management fees linked to the valuation of the portfolio."

Rates will imho move lower on a graduated basis probably in increments of 0.25%, my guess to circa 4.5% by year end. AGR is debt hedged however a reducing interest rate environment does help the longer term outlook. I added a further tranche yesterday just over 42p with a target view of 50p which I do not believe is unreasonable.

Results due 21st May. I am expecting to see further share price progression in AGR given interest rates are due to fall slightly soon and it is a very well managed company.

Sure you had me filtered in the first place then unfiltered me two days later. You could tell the share is being accumulated because you could see the trades being accumulated by the algorithm it is obvious. As I said accumulation RNS came a couple of days after I pointed it out.

Unfiltered Blue but regretted it. However, just to help a little, you do realise that anyone purchasing 2.5% of a company would not just go into the market and hoover up all the shares? What they do is speak to other holders via brokers and agree to purchase from them at an agreed price. They do that exactly because it does not move the share price up and cause them to overpay. You also need to realise that whilst they bought 2.5% of the company "without moving the price", someone else sold 2.5% of the company... also without moving the price. So what you have is a matched trade with 1 buyer and 1 or more sellers. Once you understand how this works you can let go of conspiracy thoeries and "they" and it will feel much better.

What if you're an equity fund manager suffering withdrawals, as they all are (c.34 consecutive months of money leaving the market), & you hold AGR already?

Other than small political risk - and further out, interest rate/debt risk - AGR looks a gimme to me, certainly around 40p. For income, rather than much capital growth - ZIRP is dead.

Surely if you are an equity fund manager you should be loading up on an 8% yield that can double back to its all time high? The dividend grows each year also which gives it another wind.

I've been waiting for sub 40p for a little while now, so suppose I have to take some now!

Though like many, many, others they seem a weak market with boatloads of sellers, so unlikely to be much forward progress any time soon

Below 40p is a gimmee for me, put 150k into Junior ISAs.

Good luck holders - AGR never going to shoot the lights out (broker targets seem to be around 51p) but shouldn't get cursed on my deathbed either.
