You have completely missed my point. Let me try and simply for you. Paying an 8% dividend by issuing new shares to pay is ponzi economics. It is even worse they issue the new shares therefore diluting the existing shareholders at such a huge discount to NAV.

Not just under the NAV but sometimes, or even often, under the actual price of the shares on the day they get to elect for the scrip. So you just sell the same amount of shares that you're receiving and make a profit which means the dividend yield can be significantly higher. It's no coincidence that the price tends to continue dropping after XD date by more than the dividend being paid.

Yes I know how SCRIP dividends work. Issuing new shares to pay a dividend under the NAV is one of the most craziest things I have seen.

See my previous post on the scrip dividend. It's great for institutional investors as they can decide to take it AFTER they know if it is profitable to do so. Private investors can't use it unless you hold shares in certificates.

Just read back through the RNS where they give the SCRIP calculation price ect. A SCRIP dividend is new shares issued by the company. That's is alarming if so many new shares get issued well below the NAV and at these depressed levels as it will kill the upside potential.

The weird thing is that the dividend seems well covered by the dividend. So where does the money for the dividend go?

One thing I did not notice here is the use a SCRIP dividend so they issue new shares to pay the dividend. That is bonkers dilution at a 8% yield. Of course the SCRIP price may be out of the money from time to time but why do this?

In reality this is already an all time low. AGR was a very different business 15 years ago. The share price is simply reacting to expectations for interest rates. I continue to buy as this drops and hope I am correct that it will recover back to 50p by the end of 2025.
