I would tend to disagree although I do agree that UK house builders do not attract high ratings. This has always seemed strange since PSN, for example, has consistently done well over many years and has also paid well above average dividends. The mantra with UK builders is said to be buy just before Christmas and sell in the Spring. I prefer to steadily increase a holding in say PSN and stay with it for the long term. As for AHT I feel I'm in the wrong game. My judgement sides one way and the market goes the other. If anyone has an enlightenment I'd be most grateful to hear it. | iomhere | |

The saving grace is that a lower high is not (yet) confirmed. A break below support would be a concern and a close below support would be very concerning. I have not yet drawn an upward PF. Seems to me that they have been consolidating the rental market supply with "cheap" borrowings and when that stops there should be some serious cash generation. The timing of the slow down of acquisitions and conserving cash relative to the strength of the underlying rental market will be key. If they get that right the show be generating huge amounts of cash, I for one would like to see a serious attempt at repaying borrowings before the next change in market cycle. | fenners66 | |

As a matter of good practice, we calculate the covenant ratio each quarter. At 31 January 2018, the fixed charge ratio exceeded the covenant requirement. " So not even going to do a test let alone fail it. However it does beg the question that since "At 31 January 2018, availability under the senior secured bank facility was $1,124m ($1,305m at 30 April 2017), with an additional $2,276m of suppressed availability, meaning that the covenant did not apply at 31 January 2018 and is unlikely to apply in forthcoming quarters. " They have well over a $1Bn of senior secured facility does the bank charge fees based upon the size of the facility? So they are egged on to go for a larger facility to give them headroom - which they don't intend to use - just so the bank can charge more? | fenners66 | |
