11.50 maybe a reasonable target, still a shortage of good ready office space around london and the company has some good assests and potential future builds. Nice bit of a rebound in the last few days

Shard Sets new record for rents....

Neil Prime, head of UK office agency at JLL property advisers, said a shortfall in development finance over the past half-decade had seen little new space being built in London. Combined with the city’s growing economy, this supply shortage has produced heated competition for offices.


The supply of “the best space” is now “critically low”, Mr Prime said.

As a result, “occupiers are beginning to focus on areas of London outside their traditional locations”, he said

Derwent profits from office space squeeze

Shares in UK Tech Belt landlord Derwent London surged 4 per cent at the open this morning as the company reported it has seen surging growth in both rents and the value of its property portfolio, thanks to "strong" demand from corporate occupiers and "voracious" demand from investors.

Derwent is one of the most prominent landlords in the eastern fringes of the City where London's tech companies tend to cluster, and it has benefited from the area's transformation from gritty and rundown to a thriving business community, writes Kate Allen.

The price of new rents agreed by Derwent has risen by 5.2 per cent in the six months to end-June, while the value of its buildings jumped by 9.1 per cent to £4.6bn......

Despite London's rapidly growing economy it faces a shortage of good-quality office property, as little new construction took place during the extended half-decade-long property market downturn.

SP in general, following flat market but not falling into negative territory.

Just biding time and waiting for the market to break up if figures on Non Farm Pay Roll on Friday from US is positive.

Nice set of numbers, beat forecasts.Sogoesit,The NAV of 870p from Peel Hunt was their forecast for this current financial year.That's only a 23% uplift, just reported 42% increase for last year so Peel Hunt may be revising their forecasts!?.GLDD
