I got out of these earlier this year at a sizeable loss, like many others I suppose. It isn't possible in my opinion to assign a value to the company at the moment; too many imponderables. Whatever happens there appears little potential upside in holding the shares because whatever transpires existing holders are likely to be diluted to hell.

The creditors; the generators, banks and other major stakeholders will make first claim to whatever is there and a rights issue is probably on the way at some point down the line.

'Overall the [ investment property ] portfolio is valued at £282.3m' ( per note 15 to 2011 Stat. A/c's ). so, say it's £250m now, ie allowing for 2012 disposals & market weakness, @ 24.9% ( proposed current shareholder's interest after reorg., - 75.1% goes to PF ) & @ 300m issued capital = 20.75 pps of 'salvaged' value. ( plus long-term 'hope' value which can't, currently, be quantified ). now, I'd imagine holders ( including Peel ) would be happy to come out with anything approaching that ?
nb; absolutely NO advice intended; - there will, I'm sure, be all manner of adjustments to these figs. to consider;
I'm simply having a stab at the absolute maximum value that MIGHT remain assuming they get this proposed deal through ( & it's a BIG assume ! ) & seeking to understand the market's reaction to today's news ( ie, that it's STILL attributing value ); Any other thoughts, anyone ?

250,000 net buys today. I don't know where the shares are coming from but if the MMs(who are a weird lot) don't have a supply up their sleeves, they are going to have to start letting this run.

Bought some of these earlier this week as they look dirt cheap imo.

Noticed a few T trades since then suggesting an anticipation of good news shortly.

Is there anyone out there with a a view atm?

Fascinating article in to-days' FT, page 23 about UK Coal including mention of take-over possibilities of UK Coal.

The Ft article says the following:-

"Aim-quoted Hargreaves.................... has been tipped as a possible bidder for UK Coal.

Another potential candidate to bid is Peel Holdings, the private developer which owns 29% of Hargreaves and could be interested in its property assets".

Spob - no problem at all. Not only are Harworth Estates experts in land remediation but if there were still such problems, no houses would get built in places like S. Yorkshire or in many other former mining areas in the North.

There have been major problems in past decades in areas like Barnsley due to chronic localised subsidence but now the problems are known, whether they be subsidence or contamination, they can be circumvented.

i have little knowledge of the nature of the brownfield land owned by UK Coal and it's suitability for housing development

I am just curious to know from others about this side of UK Coal's operations

In regard to the housebuilding side of UK Coal

I was wondering would potential buyers face any problems obtaining mortgages against properties built on land formerly used by UK Coal ?

I mean in regard to banks not willing to offer mortgages on properties built on such land ?

Yes, I did attend:

JC indicated that the restructuring remains "mid negotiation" with, apparently, the banks and generators being supportive but, as could always have been expected, the pension issues being more difficult to resolve.

Pending the restructuring, all else - mining/property split, money raising etc - is necessarily in abeyance.

Daw Mill, meanwhile hangs over everything like the Sword of Damocles with a probably terminal face gap in early 2013 inevitable unless they can recover the roof supports from 32s face.

On the positive side, while there I had my first look at the Advanced Manufacturing Park and very impressive it is too with Owen Michaelson recently having completed a Rolls Royce deal for a record breaking £335k per acre. I also had my first look at the adjacent Waverley and now appreciate just how massive it is with work on the first 254 houses recently commenced. The whole is less than 5 mins from Jct 33 of the M1 - just follow the signs for the AMP
