In addition to this, we will pay a supplemental dividend of 8.0 pence per share on 17th June 2016 to all shareholders on the register on 13th May 2016. I agree with MF however, a few will have bought in the 180s; and banked the turn on the Figures. I now expect them to move ahead again, absorbing the 8p Spec. Divi. as they do so. IC summary at the end of a brief positive comment on the Finals, in which they refer to management confidence being reflected in the 8p Spec. Divi. and the sector-leading 7% Yield: "U&I is set to create greater value from its portfolio and the dividend yield is not to be missed. However, the shares are trading at a discount of more than 30% to f/c NAV, so we're sticking with our long-standing buy tip." | skyship | |

03/5/2016 20:19 | Ennismore move above 4%... Holding(s) in Company - The majority of their holding is in the Ennismore European Smaller Companies Fund. The following is an excerpt from the fund's latest newsletter issued on 13/4 (although it is worth reading in its entirety) - U & I Group – UK property developer (2.1% of NAV) ...We like that management’s long term incentives are based on NAV per share growth, although the full pay out at 12% growth per annum over four years is on the low side to us. We also like that the Deputy CEO owns over 2% of the shares. The company’s net debt of circa GBP 215m implies a loan to value of around 45%. The average interest rate is currently 6% but we would expect this to move to below 5% over time. With a market capitalisation of GBP 230m, it trades at only 0.6 times book value, less than 10 times earnings and a healthy dividend yield of over 3%, all estimated for the year ending February 2016. This is far too cheap in our eyes, especially given the opportunities in public-private partnerships and the strong track record it has in this area. Putting the stock on 0.9 times book value, we see upside of over 90% in the shares over the next two years. | speedsgh | |

29/4/2016 18:09 | I am thinking the increase in receivables arises out of the announcements in March about the Edgware Road and Deptford projects. Revenue and profit have been recognised in the year to 29 February 2016. For instance in the former announcement: "U+I has exchanged contracts to sell the retail and restaurant space to two operators, Loon Fung and Royal China Group who will deliver a dynamic new retail concept centred around Oriental and Far Eastern retailers..." But funds will not be normally be received until completion which I assume has now taken place. | valhamos |
