From the half year results in September,hardly a suprise
"we also announce that Marilyn Cole, Finance Director, intends to retire from the Company at the end of the year and that Malcolm Briselden, currently Group Financial Controller, will step up into Marilyn's role on her retirement.

Marilyn has been Finance Director since January 2000 when Sigma was still a private company and helped steer us through our listing and a number of major events in the Company's history. She has been an invaluable colleague, partner and friend, and on behalf of the Board I would like to thank her for her enormous contribution to Sigma and wish her every success in her retirement.

Bit more on Grainger from Citywire this morning, good to know we're choosing the right partners.......and they're they're choosing us:-

Grainger shares unfairly undervalued, says Numis
The housing market may have cooled but residential landlord Grainger (GRI) is producing continued outperformance.

Numis analyst Chris Millington retained his ‘buy’ recommendation and a target price of 278p on the shares after the company’s full-year results. Grainger yesterday jumped 3% to 198.2p.

‘Results are slightly ahead of our estimates and we will leave forecasts unchanged for 2015/16,’ he said. ‘Whilst we note that the housing market has cooled since the first half of 2014, Grainger’s pipeline continues to show progress due to its prudent valuation approach and the portfolio’s defensive characteristics.

‘Despite this the shares are trading at a 36% discount to forecast September 2015 net asset value which we feel is unwarranted, given the reversionary surplus embedded in the portfolio and Grainger’s track record of outperforming the wider housing market.’

Our new JV partner published strong results yesterday.

Grainger: The listed residential group has recorded a 26 per cent rise in pre-tax profits to £81.1 million and said its gross net asset value per share had risen 20 per cent to 291p a share. The company, which is Britain's largest listed landlord, has increased its full-year dividend by 22.6 per cent to 2.5p a share.

Paleje i hope you are right and markets are forward looking so there is a good chance of that.The placing which was fully subscribed was at this price and Hendersons and Hambro seem to be buying at any price near 60p so underpinning the downside.So looking at the Investors Champion article the fees are at the top end of their estimates from the results i have pasted.Here,s the best bit just from this first transaction which is a two year project i make it that we should generate 2million in revenue next year,1million year two then 500k per annum thereafter.Also adding ? million in asset value .This is just from this first deal!!

Comment from Investors Champion, they see the recent news as just the start of an exciting journey. Agree with your comment in 6 months time, Riddler, but I also think it applies now and hopefully more news to come with not so long to wait this time.

So just to remind everyone of the original estimated fees of this JV that started this week.F
From the 2013 Final results
"We expect the PRS Fund to generate fees for the Group through each stage of its life. Current indications of the fees we might expect are a 0.5% - 1% transaction fee, a 1.5% - 2% deployment fee during the construction phase, a 0.5% fee post construction during the asset management phase and a carry of c. 15% when the assets are sold".
We know that with the various regeneration projects that we broke even over the last six months so the 40m market cap is going to look pretty cheap six months from now.

Article from Citywire today on the need for more affordable housing, both sale and rent, suggestion of a government backed scheme to get things moving whether that will happen or not might be doubtful this side of an election, but still we seem to be in an area that's urgently awaiting a solution:-

Quite agree...finally found a domestic bank that will actually lend...not exactly that leveraged but at least something is in place and spades can now hit the ground.Hopefully the model now starts to expand quickly.

I think that's happened previously:) Aside from it, a good start with roughly half of phase 1 underway after what has been a complicated process but now they have a 'model' and blueprint for further deals which will hopefully come through a bit quicker now they've got the ball rolling.
