Government have advised councils to look at small plots of land for building to meet the capitals housing needs. So I’m optimistic that Greenwich Council will look at the land favourable to remove the MOL order plus Bovis Homes are also in to get the MOL order removed off their land which is next door to Densitrons land and I believe Bovis will add weight to the removal. Bovis have about the same size plot as Densitron roughly 1.25 acres. I have also been informed that the bungalow which is on a small plot of land next to Densitrons/Bovis land was sold for £4.5 million. | vfast | |
20/8/2015 13:23 | Vfast. My own research also indicates that the land is potentially worth a lot more than £2.4m so I see it as an added potential (big) bonus as and when it comes off. The mcap is only £5.5m as of today....potentially the land could be worth near this alone and on that basis the DSN business would be thrown in for free. Lets hope this anomaly gets corrected over time. LCD - loan will cost £400k + 9% interest and will be paid back by March 2016. I have assumed just over £300k of costs will be included in the 2015 full year but this will still give EPS of around 1p. | norbert colon | |

20/8/2015 12:13 | NC John Farrell said at the AGM the max value would be £2.4m for the land but looking at the Westhouse 2012 land value with the six houses they estimate £5m of cause they may not get the six houses but at this stage John Farrell will not know what is possible so I believe the £2.4m undervalues the land if the MOL order is removed. Westhouse 2012 “Seeking to reclassify the land through the Local Development Framework (LDF) and ahead of submitting any new planning application, the company is pursuing alternative options for the site that includes existing use rights. While the LDF reclassification could take two years to resolve, we are of the opinion that should this be completed and planning consent for new homes is granted, the land could be worth in the region of £5m. We see this as a fair value given that detached houses nearby - similar to those previously proposed by Densitron – are each valued in the region of £1.5-3.0m. Representing an increase of approximately £4.5m in value, this could add c.6.5p to the book value per share. | vfast | |

My estimates are for 1p of EPS for 2015 (worth reviewing 2011 FY results for a typical 'clean' year of similar revenue forecast for 2015) so current share price looks very good value. I am pleased I bought some more right at the bottom of the recent dip and now one of my top 5 largest shareholdings behind WTM, APH etc. Nice to see the board state that they are confident of FY expectations. Left field / macro calamities aside it seems the business is now in very good shape. Look forward to further news / progress. | norbert colon | |

11/6/2015 22:27 | I am rather perplexed about the luggage tag (trialled with BA initially in late 2013) as the BoD implied at the AGM that it not gone anywhere and I got the impression it was a lost leader. On the other hand I understand from another source that the tag has been through further prototypes and is with BA for further assessment. Certainly I am not pinning any value on this specific product and if it does come to fruition then it will be a bonus. | norbert colon | |
