Have a spreadsheet, but would be conservative with any uplift... Given how recently a lot of these have been purchased it's harder to argue that fair value is say £5m when you paid £4m a couple of months before.

Big boxes are fine but the leases are normally very tightly drawn more opportunity for management initiatives on smaller units and Shed has 91 of them

It's the main market move that excites me on this. Also hold BBOX which trades at a much higher premium yes there's some fundamental differences between the two but a lot of that spread is a lot of funds won't touch anything off the main list as it's not liquid enough.
This moves on can see some decent interest from income funds etc.

Interesting thing about today's (very positive) trading update is that they mention some rental rises coming through at 18%, and this is just the same figure that Segro gave last week for its very large boxes.

Also preparing move to main market.

FT article yesterday, "Britain could run out of warehouse space within a year" -



- but it didn't distinguishe between small and large sheds.

Urban Logistics, (AIM: SHED) the specialist UK logistics REIT, is pleased to announce the acquisition of two assets for a total consideration of £15.1 million at a 6.0% net initial yield (NIY). The assets include one income producing asset providing immediate additional revenue, and a forward funding development project. Circa. £50 million of further investments are in advanced stages of contractual progress and are expected to be completed in the near term at a 6.2% NIY.

They still have approx 50 million ( including debt ) to invest
I would expect news on that soon, plus a rent collection update
SHEDs stated ambition is to move up to the main market so I would expect notice of that with the half year report and then a further fund raise

Last placing was only a short time ago and very successful, I don't see an issue with another one if they have more investments lined up

Last annual accounts suggest a series of placings in medium term with aim to join the main list once sufficient size is reached.

On exact timing of those, no idea, but the bbox one was ludicrous in terms of how the market reacted in the exactly the same time there would have been a leak..

On 9 th of July Shed said they expected to use the raised funds within 3 months
I expect them to have exchanged on the acquisitions with a view to completing in time to get the Sept 29 th rents

I just want more of it. It's a business I'd love to own myself haha! Will definitely be stocking up on shares after a pullback but for now I'll just sit tight and watch from the sidelines. Lovely company, this.
