Just make sure you take into account the ex divi date in your price.

If you look at previous raises they were pretty close to the price - even when the raise was at a terrible time - e.g back in Feb/March.

Have to say this is one of my favs for the medium / long term.

It should drop 3.25p special dividend when it goes xd on 8th October, I don't expect it to then be more than 139p at that point.

The placing didn't quite raise enough to meet their target. Am I right to assume the Institutional offer is not at a fixed share price and the institutions can make their own bids? If so then I'd expect SHED have to sell large blocks below 139p per share given they missed their placing target. Those institutional buyers will then dump them on the market for a few pence more than their buy price, so could drive the share price down to 139p or less in October.

I wouldn't complain that the raise was done at such a low discount to current price....... Higher the better for us holders.

If the discount is sizeable the price gets smashed down to the placing price as the people taking part in the placing just get their shares and sell into the market until there is no gap nor profit to be made

Is there any point in participating in this open offer? I have 15K shares, so with 1 for 423 they are allowing me to buy 35 more shares at 139p. The share price is currently 143p, and on the xd date I assume it will drop 3.25p to 139.75p. In the current gloom it could well be lower!! Why bother?

Nothing as far as I'm aware dhoult. Just enables the company to say our regular dividend is xp per share so expect that every year, and then we'll top-up where possible

Out of interest does anyone know why they always declare specials? Is there a legal difference between declaring a dividend every October and declaring a special dividend every year?

Special Dividend

The Company has also declared a Special Dividend in respect of the six months ending 30 September 2020 of 3.25 pence per Ordinary Share. The Special Dividend will be paid on 23 October 2020 to Shareholders on the register on 9 October 2020. The ex-dividend date will be 8 October 2020. The Special Dividend will be paid in full as a Property Income Distribution in respect of the Group's tax exempt property rental business.

The Company intends to declare the next dividend following the release of its results for the 2021 financial year ending 31 March 2021.

"On 6 July 2020, the Company announced that 98% of rent due for the quarter to September had been collected, with the remaining 2% having now been collected. This follows a strong rent collection in March for the quarter to June when 100% of rents due were collected. The current levels of rent collection evidence the Company's proactive approach to strong covenants and intentional bias towards resilient sectors".

Another possible equity raise, hot on the heels of the last one - SHED not hanging around. Pipeline is large, they're having no problem finding things to buy it seems.

Agreed - SHED should win out whichever way Covid goes, and now this development angle kicker. And paid to wait.

Lots of cheap REITs around if Covid going to disappear/a successful vaccine appear, but an each-way bet atm.
