Nico work diamond/Skinny/scruff - I've been in since 120ish and I saw that 82p dip and was very tempted but didn't bite at the time - doh! Still a very good performer for me so can't complain...

Ditto. Though you guys beat me to it. I was in just under 140 around 18 months ago I guess Bought in at the last placing too and that is looking good as well - and a pretty decent divi. I expect it to keep growing for a while yet as well. Was it 82 last year - I must have been a bit dozy there

BBOX is now my largest holding by value......

Yep; not sure about decades (about any form of CRE that is) But for near to median term, absent gilts blowing up, it looks a one way bet BBOX has the largest land bank in the UK Cost inflation is up hugely - used to be c£70 something now it's low £90 to build a shed - so 20-30 percent cost inflation due to the pandemic, but rents and yields have made up for that and some such that land values are higher than pre pandemic

These are a cracking investment as well as WHR and Shed. Your getting capital gain and a good yield.

The demand is only going to increase over the next few decades, for warehouse space. Great space to stay invested.

Comparing REITs seems like an excellent idea to me. I've started a REIT thread to keep track of existing REITs and discuss new issues such as ROOF and placings/offers. A comparison over 1 year looks a little different to the above, but BBOX is still in the lead.

Interesting, and I thought SUPR was pretty good! Obviously yields differ and they are not accounted for in the chart but I don't think that would dramatically enhance SUPR against the competition!

Don't think anyone would categorise BBOX as a "lock up warehouse". It's a different beast altogether.

All the big lock-up warehouse groups go up and down together (I suspect there must be a fund that is in all of them and investors swap into and out of them as one big package).
Eg Big Yellow, Safestore, Lok'n store.
