Topvest - glad you hold SREI - they've certainly outperformed TRY by quite some margin since my last post here; though SGRO slightly under-performed after recent profit-taking.

With TRYS holders providing a tap for months to come, looks right to be out of these and in to APT where likely liquidation should underwrite the share price at its 52% NAV discount...

Today's announcement make sense to me. Never saw the logic of having two portfolio's and they are not significantly different anyway.

It depends whether you just want yield. Yield of 10% normally equates to a higher degree of capital loss. Segro and SREI both have a dismal record on that front, although I hold both. I would be much more confident of good long term returns here than either of those!

hmmm - well run yes, but constrained by:

# Yield of just 4.4%
# NAV discount of just 14%
# 50% invested in sclerotic continental Europe

Far better value elsewhere, especially;

# Big REIT: SGRO - Yld = 6.8%; NAV discount = 34%

# Small PIC: SREI - Yld = 10.8%; NAV discount = 36%

SREI, now under the Schroders umbrella, is a pricing anomaly due
to Lloyds selling down its holding. They are now below 3%, so once
the selling is done expect a good rise...

Came by to review this at half year
and was disappointed to see how dead in the water it is

discount only 16%

but given the underlying investments are themselves on
substantial discounts to debt adjusted disclosed NAV's
the real exposure is really substantial.

European property aint anybodys cup of tea right now
