They are not making material progress.

At some stage TERN will have to decide to stop funding DA and then it is all over.

If you have re-let a pub it is obvious the previous tenant quit , my mate has just jacked it in a decent pub up north , had enough of long hours no life and work work work, worst business in the world to be in right now, Asda etc cheap packs of Beer more and more drink at home or around mates watch the football racing there, its a mugs game, only a fool would take on a pub now unless it was right in town and busy with younger punters who spend more, sadly most of them are not independent.

Pubs are finished too many drink at home now or at Wetherspoons and all the cheapo pubs, football Sky charge too much, entertainment works but too dear to make it pay, food some pubs make a living at it, but most fail,rent rates etc cripple you, lots closing weekly most locals are shut now, young people get blasted at Wetherspoons before going on to nightclubs, even the likes of Yates do deals on cheap food and booze, get a pub work 20 hours a day for little reward,I know the business inside out, my first real business success was made around pubs and clubs.
