gbh2 Not sure whose charts you are using but there is definitely no gap on july 6th or anywhere else post brexit the few that were formed have been closed from 110 to 170.3.

Nice idea but you can't build squat for £150k.

Much better to cut top end stamp and allow developers to make a margin on this to deliver affordable housing.

I think the stamp duty needs to be relaxed for the next five years on properties under seven hundred and fifty thousand. This would help stimulate growth in the middle aged sector who are the ones who are more likely to buy new houses.

The younger first time buyers will then have more entry level properties available to them.

I'd also like to see all the new build developers dedicate areas where affordable housing can be made at a cost that is in reach of first time buyers i.e <£150k

Personally can't see them removing the 3% on an additional home, as its a fair thing to do to try to eliminate competition for first time buyers, and I think serious investment buyers are now looking through it and not deterred from investment.

But I think they do need to change the tax deductibilty of interest expenses for BTL, because it will only result in rental cost inflation, which is exactly what they don't want to see.

Otherwise I think the top end rates will change, since it has just resulted in liquidity drying up and developers shelving projects left right and centre. Almost every developer is now having to swallow stamp duty on any purchase over £1.5m, which is exactly why they won';t build at this end of the scale anymore unless policy changes - and its most certainly in the Government's interest to change it

Personally I see stamp duty tweaks as a very low cost an effective way of delivering a big economic boost, with the real possibility that an increase in transactional volumes more than offsetting the headline rate cuts.

Just about every interested party is lobbying for a change

Recent experiences suggest this government (like those before) are not very good at keeping anything under wraps so my guess is that institutional interest will be the first indicator of what the government is planning for the Autumn budget.

It'll be interesting to see shortly whether Hammond feels the need to stimulate transaction volumes in the housing market via tax cuts - that could really lead to some short covering.

My personal bet is he, like any sane Chancellor, will, and that is not remotely factored into share prices here
