Well @ 103p S'scope gives Fwd pe of 9.7 , 7.8 , 7.3 , not exactly expensive.

Besides, I'm doing some work on some TW. sites soon so the houses are bound to sell!!

Nothing said here has any effect on the share price that's why there is no 'agenda'
It's a discussion board for all views....as it stands the share price was 130 now
It's 20% less which is bear market territory...so bulls are currently

TW is doing very well. Irrational and neurotic response to a possible small rate rise. It is as though TW are now never going to sell another house. For God's sake the country still has a major shortage of houses to accommodate an ever growing population.

In those circumstances, I would agree that a low PER is justified

Hope I never get invited to taffee's parties if they are over that quickly!House builders are just starting theirs,- a far better place to be at.
Bought my first house when interest rates were 15%, was on a new development and they sold out in no time. As long as people have jobs (and unemployment is now falling faster then expected) new houses will sell. In those days I could only borrow 2.5 times salary.

There will be plenty of building but house prices are starting to fall and
Could fall hard....builders business plans get squeezed because of the long lead
In to completion.....don't believe the spin...things are not okay out there
Otherwise we wouldn't have emergency rates props and money printing
