14/7/2011 07:30 | I guess the market reaction will be a better indication of what was expected vs what you think the mkt was expecting. $1.2b is $250m more than TW. had announced, plus currency has moved in TW.'s favour so translation will also put the icing on the cake. | sir rational
14/7/2011 07:17 | Aw ladies, you been playing nastily while I've been away. SR - it is not $250m more than expected. See my post a few minutes after the update was issued. Believe it if you want to, but it's clear enough. But the bottom line is we have a company with a Net Asset Value of an absolute minimum of 57p, valued at 36p, now with minimal debt. The £170m pro forma net debt is indeed because they have invested, in advance of receipt, in new UK landbank - and so they should. | imastu pidgitaswell
14/7/2011 07:09 | $250m more than the mkt was expecting! | sir rational
14/7/2011 05:44 | Sir R Of course the price will go up on the open. The MM's will ensure that. This is not a case of buy the rumour sell the fact. The sale news is already in the market. Whether the level of sterling is in the market, which is much lower against the dollar now than when the sale was first announced, is another matter. That is certainly good news for TW. We might see 40p in early trading but I very much doubt it. As I have said, the big figure will always prove a barrier. The institutions will see this as a recovery stock with dividend potential in sight. And more importantly TW is now a very interesting acquisition. The price is attractive for the long term holders and anyone who has cash to invest. But do not get too excited as I fear all the bulls will be disappointed yet again. I shall certainly be a seller if it hits 40p. | aphrodites
14/7/2011 00:21 | Lamats, by EOY 2012 they could easily be debt free and be paying a dividend. For long term this is now a stonking buy. It will be interesting to see what the NAV is in August and how much land they have purchased. | smurfy2001
14/7/2011 00:02 | Congratulations to TW. for the sale. American press indicate that the sale proceeds were almost exactly at the level that had been agreed. The removal of deal uncertainty and the lack of exposure to the US market place allied to the new focus on UK, should give the share price a boost tomorrow as uncertainty is always factored into the share price It is slightly disappointing that the level of debt is still over £150m, which they have tried to partially explain by extra pension contributions. The reality is that the company has spent some funds on a strenthened land bank. I hope to see an increase of 4-5p tomorrow before investors get jittery and start to take some profits, but the general market futures show a dodgy start in the morning. | lamats
13/7/2011 23:28 | Camp David is Right Honorable Lord Lucan? Naughty mucker ;-) | smurfy2001
13/7/2011 21:24 | TW. good upside get in quick see RNS | sir rational
13/7/2011 21:24 | Sir Rational Of course the share price should rise tomorrow, but not by the amount you are quoting, or for the reason your obviously limited ability has come up with. | libertine
13/7/2011 21:14 | That's extremely good for TW. | sir rational
13/7/2011 21:12 | Re development land for Mansfield Notts 1700 new homes passed seq | sequoia
13/7/2011 21:12 | We have a right w@nker here | sir rational
13/7/2011 21:03 | I don`t think it would have been discounted by anyone with a functioning brain. | libertine
13/7/2011 21:02 | It was all discounted as ZERO by the market... ...now we KNOW it is worth $250m | sir rational
13/7/2011 20:57 | You see they couldn`t state what the amount was in respect of the additional proceeds for cash balances and net capital invested by the Company at the time. But they were expecting to receive it as it was their money. So that appears now to be c$250ml. 31/3/2011 Base consideration of $955m1 (£595m at the current exchange rate2) payable on Completion. The Company will also receive additional proceeds for cash balances in the North American Business as at 31 December 2010 and net capital invested by the Company in the North American Business from 1 January 2011 to Completion 13/7/2011 The total proceeds were US$1.2 billion, including cash balances and additional funds invested into the business | libertine
13/7/2011 20:48 | Everybody thought it was $950m plus or minus some unquantified possibles. Now we KNOW it is $1.2b for CERTAIN. | sir rational
13/7/2011 20:44 | So either you can`t read or can`t understand. | libertine
13/7/2011 20:39 | $250m more than expected, fact lol | sir rational
13/7/2011 20:31 | Sir Rational If you took the time to read and understand things before making comments you would avoid filling the board with drivel. They have received no extra funds from those expected. At 1 second past 8 am. you will pay the market price after the opening auction, and after those with access to the auction have decided at what price that will be. | libertine
13/7/2011 20:22 | Guys big opportunity here, TW. completed deal today worth +13% to mkt cap but if you buy @ 1 second past 8am (very liquid stock or DMA) you'll get in for nearly all of that 13%. | sir rational |
