Something in nothing - personally quite happy that we had the pullback Wednesday and Thursday, closing any version of a gap and putting in support at 35.




I'm just saying the NAV thing is a starting point - it should not really be trading below that value in a no/small debt business, which TW. would be if it sold TM for its NAV. TW. would then have a NAV excluding the latest deferred tax of 47-48p, and 56-57p including it - I'm just saying that around 50p should then be a floor. Not that it will be, but that it should be and would also be in line with other UK housebuilders with no/low debt profiles.

Hope you're right smurfy - can't believe Taylor Morrison has no value other than the historic net assets it has already built up. What about the value of planning permission granted on the landbank, the brand and future profits - I don't expect to see that given away for nothing. If we could get £200m above NAV, it will offset the refinancing bank charges :o(

I'm sure it will be above NAV for the US/Canada business. Canada is doing well and US is picking up.

A valuation at net (tangible) assets implies no value attributed to future profitability, doesn't it? It's all strange.......but then if it was rational, no-one would make any money. Thought for the day.

It would, if a deal is done at the levels mooted, also demonstrate the reality of Net Asset Value being a basis for a share price, not a large percentage discount.

I disagree with that comment about TM. The certainty of a sale at $1b would be a huge positive for the share price

Currently there is considerable uncertainty about done deal, price & timing.

US Sale confirmation won't in my view cause a price surge - it's not going to add anything to net asset value and it will reduce earnings. Although it will de-gear the company to some extent, a good chunk of the proceeds are to be spent on UK landbank, so the idea of a debt-free business doesn't ring true.

I struggle to believe there are many people waiting for formal confirmation of a Taylor Morrison sale before buying in! Stable door and horse bolted.
