The higher NAV figure is based on including the deferred tax losses to set against future profits. At this stage, they're not recognised as an asset in the balance sheet, but they do exist, and when they are considered 'reasonably forseeable' from an auditor's persepctive, they will be recognised.

But frankly they already are forseeable - future profits will not be taxed at the headline corporation tax rate until those deferred tax assets are used up.

Has anyone done any analysis that would like to share on the discount to NAV that other major builders are trading on.

Sir Rational implies a 50% discount for TW based on a share price of 30 and a NAV of 60p.

What would it take to get to the sector aveage? That would seem to be the next realistic goal.

I would do it myself but am up in mountains skiing.

Saw a short piece in the Times today (which can't be linked as I don't subscribe) which was the November version of this:



It basically said there was an upturn in registrations in November, as previous empirical evidence had suggested after the Government's CSR in late October.

Presumably it will get posted on the NHBC website in due course.
