It was interesting to see RCIS do an about face again the other day.They now say maybe a 2% decline next year due to shortage of properties coming to market but may be up or down 5%!

The point is the crowd that have been predicting a savage housing market collapse are reigning back a bit and hedging their forecasts.

I think the market will hover about the same position until later in 2011 before starting a more positive cycle.I think the share price moving up a bit reflects that the fall was overdone even taking into account a flat or even declining market.

I think fair value is about 40p or so.

Drop my xmas drinks off yesterday and 2 of the 3 estate agents said it's getting worst(not just the time of year) so on hold to next year now, that's not to say this will not go up in any way.Still think when the job cuts start coming in next year property prices will start to fall by a lot more than the 2-5% they are saying
