How will renters save for a deposit to buy a fleecehold? Service inflation at 5%,,hence landlords have to put rent up. Eg I just put rent up by 20% to cover inflation and the EPC renovations and whatever else . Affordability? |

The HBs themselves have said so. They are also transfixed with interest rates and affordability. Everyone, HBs, sensible commentators, govn etc are hoping interest rates reduce and affordability improves...

Like Jugears, Tlobs2 has also been buying all the way down from 170p! I shorted these in 2020 with a 100p target to be reached in Q4 2020 and they did!!

Over the past four years the dividend has been around 9p. That is despite all the fall out after Liz Truss, high interest rates and more recently the Labour clowns (who would struggle to run a bath).

Perhaps at £1.10, however, the dividend is not sustainable at current profit levels.
TW need interest rates to fall so mortgage rates come down, so more people can afford to buy their homes.
This is why they are not building more currently, as with other house builders. Why would they not be full steam ahead if this were not the case? Demand for homes is there by those that cannot afford to buy.
The other issue is if house prices drop (likely) the profit margins are further reduced along with build costs etc. The economy is not in good shape and is not going to pick up anytime soon, so I don't see significant gains here.
If the dividend is cut which would be sensible, this will negatively impact the share price too.

Clearly properties are not selling fast in all areas! Obviously if you live in a highly desirable area, then properties there will always sell no matter what.
You need to look beyond your own doorstep to see a true picture.

kreaps as Iv'e mentioned before my entire holding in Tw hasn't cost me a penny,so I my entire holding is worth 107 per share clear profit. Sickly I bought shares at 1.04, 1.03p & then added a few more circa £1.07 & £1.17 I sold in 3 different lots, some in profit!!!!!, the share price dropped to 116.9 on the 8th of November, I bought in October,the share price was £1.21 in February so why did I lose more? The share price hasn't just gone down it was 1.22 in February! |

According to you, you never sell/trade, you're building portfolio for your grandkids. Hindsight & BS again... funny you never mentioned it, yet you do mention RR. You bought 1 lot of RR and several AML.
Despite that, you're talking BS & lying... here's why? If you'd bought 100k worth then you would never have sold for only £60 loss. The share price has only gone down since your post, so there's no way you would have lost only £60. Even if the spread was 1%, on 100k you would have lost £1k and give you bought several times, it would be considerably more, £10k. That's if you sold on the same day!!!!

Aml was a bit of a mistake & luckily sold for only a £60 loss but can't win them all! & I vary rarely lose money long term anyway,Directors buying doesn't really mean a lot IMO, the uk needs both the NHS & Houses, I don't see the gov building more in their term & I don't think that the 4 years left is enough time to improve the NHS & certainly not enough money being thrown at either the housing market does seem to be picking up though. |
