Site visit went well but no real news to share. Sales are robust which is good as there are plenty of other developers in the area to choose a new home from. I've never been a massive fan of this particular development but I must say today it looked much improved since my last visit. Very tidy and the trades seemed buoyant, we are in voting season for the NHBC awards though.

Jugly, there are currently 3 other similar properties on the market, also long term not selling, with asks of £225k to £237k. I presume they are weekend cottages, as none appear to be actively occupied. I daresay the owners will be nervously watching what happens to the one going to auction. When as asset category starts to slide, the ones to sell first, do the best. A healthy market would have seen all these similar properties sold in 3 to 6 months, but two years have gone by, houses have become very sticky.

Perhaps the slightly older EPC C management-free houses will be more sought after soon, especially with real absolute freehold deeds, and no estate charges?

Such traditional house sellers should definitely highlight, ‘No Estate Charges’, and ‘’No Management Company’, ‘Freehold Absolute’ , ‘No Onerous Covenants’ etc etc.
These are major valuable benefits over new-build, in my personal opinion

Lefty, not all houses find buyers,It could be listed, could be location,bad near by schools,busy road, no parking etc etc, a property is only worth what someone will pay for it, if they don't want it they wont buy it, it probably has nothing to do with price or affordability, lol oh lol.

proj or whatever your many user names is!, have you failed to notice that this has a continuous trading range between 100/110 -150?, I am not currently expecting that to change for the foreseeable future, unfortunately that's the markets for you, however Tw continue to build & sell houses & certainly seem pretty busy according to my contacts.

I noticed a tidy end terrace in my Norfolk village finally go to auction at a guide of £170k having spent at least two years on the market at £250k. I'm curious to see what it actually sells for. Plainly no one has been able to raise the required mortgage, hence going to auction where buyers should have their finance in place. I think it's just the beginning of a much needed adjustment. The market isn't what it was. You can have all the 'I want' in the world, but if you can't raise the dosh, you're not a buyer unless prices adjust to what you can afford.

Tbf , would be a bit of an echo chamber here without the reality being posted

Eg ‘fake freehold’ non-absolute title deeds ? Wtf ?

For balance, you’d really need to have a screw loose to sink money into a home tainted with defeasible-freehold management company and uncapped estate charges written into your deeds

Imo only, as always

My life couldn't be better thanks & I'm certainly not nervous about my holding in Tw or any shares for that matter, I hope that the dividend will be cut short term if that was is needed to preserve cash, but they seem to be doing ok at the moment, investing in shares is a long term plan, as long as the shares are higher at the end it doesn't make any difference what happens in between,I invest for fun, I do not need any of the money I invest or the income it may or may not produce, if you don't like what I say then I am more than happy for you to stick your negativity where the sun doesn't shine & by all means press that filter button!

Yeah, I think you protest a little too much jugears. Always very quick to respond to anyone discussing a fall here and seeming to take it personally. You've been told before; this thread is not all about you. The facts are that TW is not making much cash right now and the share price is likely to fall because of that simple fact. If house sale volumes continue at their current rate for long enough, the dividend will be cut - then you really will have something to complain about. In the meantime, I suggest you try and keep it civil instead of trying to make people leave this tiny chatboard just because they don't agree with you.

Also, if you've got the money you claim to have, why do you spend all day typing the same thing on advfn? Living your best life? No. A bit fragile and nervous I reckon.

I am not alarmed thanks I'm quite happy to add more should they fall,house prices holding up well which should keep the company in profit even if sales are lower, but when rates fall all those buyers waiting in the wimgs will return & the rest will be history, so what is not to like? My biggest holding was bought at 30-37p then added 200k at 98p & sold half at £1.80which paid for those & then added another 30% at 89p my original investment has paid me £1.20 per share in dividends so Tw has cost me nothing & owes me me nothing so as far as I'm concerned you can danvandango off. For the record if these fell below £1.10 for whatever bizarre reason I would happily purchase another 250k.

Chart has broken through the support line. Nothing to stop this falling to the 100-110p area now. Interim divi ex date was 28 March, so a lot of short-term holders seem to be exiting. Just an observation; no need for people to get hysterical on here. I am short here -- full disclosure -- happy to see things going my way. 110p is my target price. No reason for alarm from people who intend holding for ever though.

Average old chap, but as price fluctuate all the time & as they are above what they were a year ago then they haven't fallen at all in real terms have they, we have also had the contest year on record, that never helps house sales, what is falling is TLY!

‘Affordability constraints’ is an issue with mortgage rates ticking up.
Maybe doesn’t effect so called ‘fake-freeholds’ though due to 1% fake like mortgages?

Best for everybody if house prices stayed flat for a minimum of 10 years, it would give wages chance to catch up, without putting recent buyers into negative equity.
