gaygay3 - On paper the dividends look great. However, they come with a cost. As an example, over the 2 year period you refer to you'd have enjoyed dividend payments to the value of 11.9% of the value of your holding on 03/07/18. In return your capital will have declined by 19.4%. So, total return over your 2 year period of -7.6%. That's why I'm moving on. Good Luck.

gbh2 - yes, that was the time to buy 10 years ago. And if your investment style is to trade then I'm sure you're happy with your return. For me, I simply buy and hold. On that basis this has done nothing for 5 years, so I'm moving on after a small return. Good Luck.

Zac needs to learn a bit of patience, one thing I have never done over the summer months of may to September is sell shares in any company, must be a newby to investing & now added to the filter list.

I've been delighted with how TW have performed during the 10 years I've been investing and trading their shares, even the share price drop during Covid hasn't impacted too much on the total Profit I've accrued during my involvement with their shares.

Only an idiot would have expected House Building to go on as normal during the last few months, the bottom line is there will always be dissatisfied holders that failed to make the right moves at the right time, wish you well with future investments.

After holding TW for a number of years I've finally lost patience. Nothing I read provides me with confidence that the housing market will be a buoyant sector in the near future. I sold half my holding about a month ago at £1.62 and off-loaded the balance yesterday at £1.41. I can't say I've been happy with my investment here at all.

Sikh we can all speculate, I will wait & see what really happens. I Think your numbers are way out personally, I'm a t a suppliers now during lock down turnover was 50% June back to normal,As long as we can keep covid at bay I think companies will return to normal very quickly, I'm not a pen pusher I talk to people on the street we are all busy, We are now getting orders again from retail customers.

Jug,

"still no where near the millions is it"

The furlough scheme starts to wind down FROM NEXT MONTH. Did you expect to see millions of people losing their jobs at the beginning of the wind down???

Btl investors can evict non-paying tenants from NEXT MONTH. Evicting takes time so don't expect a rush of evictions next month, just in case you come back on 23rd Aug, wondering why there haven't been hundreds of evictions on the 1st day.

The mortgage payment hols come to an end in Oct. Again, don't expect to see a rush of repossessions on 1st Nov!!

The next few months are likely to see increasing number of people losing their jobs, increasing number of properties being repossessed and put up for sale, leading to lower property prices..

So... If HMG is going to invite some three million Hong Kong citizens to move to the UK, where are they all going to live? As many of them appear to be quite wealthy won't this signal a boom in house-building? :-)

(Oh, in answer to "Jug"s query, (1) I am a genuine holder of TW. shares and have been for some years, and (2) this is my one-and-only ADVFN profile.)

G'morning Jugears,

Some people get off on trying to make everyone as miserable as they are, big losers are the worst, they're as sick as a pig that they've had to sell and record their losses, all they want is revenge on the company they think made them miserable.

The reason I never remove the Filter is because I refuse to share in their misery.

Best of it is, they're so manic they don't even realise their posts keep the TW thread relevant and well up the advfn Bulletin Board :)

11,000 jobs go in two days.

This is what happens next

On these huge ugly TW estates we have marriage splits, and massive unemployment.

To sell you have to be the cheapest out of the 3,000 houses in your urban sprawl.

as expected, more and more job losses announced..

As furlough is now coming to an end, the number losing their jobs will only increase over the next few months.

The initial 3 month payment hols for mortgages and credit cards also come to an end this month.

Btl investors will be able to evict non-paying tenants from next month.

Forced sellers of properties will result in lower house prices...

I agree Jugears, doesn't matter to me how far the share price falls, just an opportunity to pick up cheap shares.

I'm a tad less circumspect re many other holdings because I enjoy the trading, that said it's a big market full of opportunity for those with an opportunist attitude, as for the manic depressives I couldn't give a *oss they're what the Filter was designed to dispel :))

Esse, Tony was a clever man even he could see the London housing boom was coming to an end, not bad for a man that lived in a railway carriage & was adopted by travellers.

Sikh, If it doesn't interest me I don't read it, I am to busy anyway, It will only work if the HB's want it to.

Gbh2,Yes I agree same old hiatus every year, Roll on September, by which time some of these muppets will have hopefully gone! Get all the bad news out of the way over the summer & things might start to recover, You have to laugh at how desperate some people on here are, I am not sure what they are trying to achieve but I only have one way off investing & that is my way! I am not being disrespectful to other investors who perhaps depend on there income but I really don't give a F--k where the Sp goes in the next few years, if it drops I will buy more If it rises I will enjoy the rise I only have a small portion of my assets invested in shares for fun, if i had any intention to sell I could have long ago but have upped my minimum target to £3.50 now so should keep me here for a few years yet. I don't understand what all the panic is about we have recessions every 10-15 years, we hit the bottom then go back up again that's the cycle, I think I am on the 4th one now in 40 years & every time the country recovers & it will this time, As selfish as this may seem I would love nothing more than to see these drop to 30p short term as I have plenty of cash waiting to be invested, Will it go to 30p ? very unlikely I think but dafter things have happened, but IMO .90-1.30 over the summer is more likely to be the low point here.
