have to say the time to short was 6 months ago. At some price the likes of SVS will bottom out. Asian and German property (which SVS is also exposed to) still looking good for 2008 IMHO.

Darias - you said there was not much prospect for capital growth - I don't recall saying you were short. In fact it would have been a fantastic short at a high of 700p+ for a mid-cap company.

You think the standard life holding accounts for the Jan overhang? I'm not so sure.

Seems like a reasonable point to go long again though, however I am still on the sidelines.

TR 1 Notification of Major Interest in Shares

The Company received notice on 26 November 2007 from Standard Life Investments
Limited, in fulfilment of the obligations imposed by the Financial Services
Authority in accordance with Disclosure and Transparency Rule 5, that it
acquired 1,458,832 shares on 23 November 2007. This latest transaction gives a
total interest of 22,532,698 ordinary shares representing 17.09% of the issued
share capital of the Company. The controlled undertaking through which the
voting rights are effectively held is Standard Life Investments Limited.

No seriously - I think there is a recognition that Savills have more strings to their bow than other real estate companies during these troubled times.

Then again, it could quite easily drop substantially again tomorrow.

SVS do not only make a lot from the top end of the housing market, which has been doing well in London, but also land market which is at least 25% up on the year. They are very diverse now with interests in many sectors and have quite an investment in the Far East which is again expanding.

The reason that the share price is down is to do with sentiment for the property sector and not to SVS's bottom line. They have a very good business model and will tighten belt quickly if there is likelihood of not meeting targets. I do not see there being a profit warning but I would like to see Director buying at these levels.

Look on their website and at the percentage of properties sold. To me that side of the business isn't doing to badly.

Well surely a profit warning is factored in the share price here. Does anyone thing they are actully going to meet the 49p eps next year and a PE of 6 ?

Not strapped for cash either - had £40m at the interims.

I feel that sentiment towards property will remain negative in to early next year and put further downward price pressure on svs share price. There has to be every chance of profit warnings given the slowdown as property appears to have hit a brick wall. i appreciate that this could change, however this is unlikely to occur in the short term.

i take you point on bids, however bids have been pulled lately in the general market and i remain short. In the event of a profits warning could drop to near £2.00--imo
