forward PEs are always guesswork.....
But some sites, I have heard give forward PEs

Do you know any?

Most places calculate PE against current profits...

However last quarter they made £197m pretax income.
In the previous matching quarter they made £43m so its
possible the forward PE is even lower than the current.

Not sure what figures are in the current PE... But either way
the PE is very low

Relative to the other house builders this one is still relatively overlooked - possibly because its FTSE250 and not FTSE100...

Barrett PE 9.89

Redrow PE 5.82


That is quite a difference....

The 4 bed that has been reduced by 30k is still around 30k more than the other developer’s slightly bigger 4 bed house on same site. Hence RDW are chasing the market down imo

Time to short this imo. House prices are obscene, possibly partly thanks to the price of materials and possibly because banks previously enabled people to access the money to drown in debt. …..no longer affordable on 6% rates though imv.

What happens to the share price here if/when house prices fall below the net profit margin ?

Also, rather than reduce the price of the new house on rightmove, Redrow have removed it altogether, then relsisted it at the lower price, thus hiding the reduction. Imo.

Yet new Redrow houses that haven’t been finished are now being reduced in price.
With net margins at 9% ish and house prices falling, is this shortable?

Redrow to shut two divisions as it launches restructure

"Listed housebuilder Redrow is to shut two of its 14 regional divisions as part of a restructure launched to “manage overhead” as it prepares to reduce output in the weakening market.

The £2.14bn turnover firm is to shut its Southern and Thames Valley divisions, based in Crawley and Oxford respectively, but said it will continue to serve these areas from neighbouring divisions."

"The move comes amid deepening gloom in the industry over the state of the housebuilding sector, given recent rises in average mortgage rates to a 15-year high, and continued paralysis in local authority planning."
