These positive effects are expected to support greater activity in the new homes market, which in turn will provide an impetus to the number of new homes built. 03/7/2013 12:36 | Long time since I have had much positive to say about Chairman Rucker but the new Quintain 2013 Incentive Plan which he has come up with to motivate, incentivise, focus, and drive forward his top management team is a real stunner and jaw-dropper of an incentivisation scheme in my view and experience. If that doesn't light an enormous fire under their feet ( and the new team have already got off to a great start under Max James ), I don't know what will. The Incentive Plan is due to be voted on at the Wembley Hilton 22nd July AGM and would certainly get my vote. The management have a lot to gain personally now in share awards and salary payments - and good luck to them - if they can achieve the concrete goals and targets set out under the scheme. Encouraging to see that they will now have so much "skin in the game" and strong financial motivation to want to make Quintain perform strongly. Appendix 3 of the AGM notice available on QED's web-site spells out the necessary performance criteria and goals. Investors can take major comfort in my view that some of the Incentive Plan performance measurement criteria for Max James and his team are specifically market and investor driven such as :- - Close the gap between share price and NAV per share - Ensure sector outperformance - Determine, model and promulgate strategy to maximise value for shareholders and stakeholders What a great scheme which I can only hope and imagine will be enthusiastically voted through later this month. 03/7/2013 10:44 | It did not go unnoticed in Quintain's 12/13 annual results that they managed to reduce admin costs over the year by almost one £million. Max James states in his Chief's Exec's Statement that they expect to see a similar reduction in the 13/14 year. The old Brent Town Hall in Wembley has been sold to the Lycee Francais and this is fully expected to up the game further for Wembley property with the "French School Effect" on property and demographics in the local area. Anyone who lives in London will know that the company has two prime redevelopment projects, The LDO in Wembley will attracted a lot of wealthy shoppers from the NW region of London and in turn will boost the cache of the residential development which follows. Although smalled than Westfield, that had a big impact on surrounding property values and I would expect a similar occurrence here. The new MET Line trains are fully air conditioned and provide top transport links. | sco77harris | |

St. Modwen increase dividend by 10% ( If Modwen can increase by 10%, Quintain need to start declaring a dividend ) Valuation gains in part driven by London portfolios. 01/7/2013 10:19 | Thanks QP, does look like potential good news. If they can pick up 7 year debt at less than 5% then they should get it (even if it is more expensive than the current debt). Taking out longer term debt would give them greater flexibility on accelerating development without being forced into immature asset sales like the Hilton (key candidate to not sell prematurely being LDO). "The bond, if it is pursued, is expected by the market to be issued on a term of around seven years at less than 5%, in line with other recent issues. 20/6/2013 13:57 | Yesterday's stunning results from London-centric house-builder Berkeley indicate a very strong London market with surging house/flat prices. Once Quintain's Greenwich Peninsular pipeline of high-end flats directly opposite Canary Wharf start to come on stream, resulting development/sales profits may well be significantly higher in my view than built into their financial modelling forecasts and assumptions. At some point,surely not too far away, there will be an inflexion where the land-bank valuations of Quintain's London sites start in my opinion to be revalued significantly to the upside. ALL IMO.
