Why was it only announced this morning when it commenced at 9am ? If they really wanted investors and shareholders to attend then a bit of notice and wider promotion would have been sensible...would it not ?

I actually raised this issue at the AGM so they are not listening !

Let's hope they explain why they include Albemarle in funds under management (when they are not the primary manager and this was in reality QED investing in someone else's fund!) and SeQuel (when there is no third party money in it).

The key to driving growth in this division is QED's ability to attract third party investment. Other than Quercus and iQ (more of a JV than a fund) no real growth in funds under management has been achieved and iQ only achieved it by selling Corsham St at a massive discount to valuation in a robust London market.

If they can't get material third party investment then the fund management arm has limited value (beyond its existing book of business). No material value is recognised for this division in the accounts so it is upside only, but it would be good to see some more real progress in this division (rather than illusory milestone meeting progress like Albemarle and SeQuel).

I would not be surprised to see Laxey pounce on this one as there is an awful lot of fat on the bone in this company ie number and salary of directors etc.

I thought that KPMG are charging an awful lot given the amount of years they have been with the company ie should be getting easier and more streamlined.
£330k for a company of this size and simplicity is a bit rich to say the least just for an audit.

We will have to wait a further two years before the care homes start realising value.

The borrowings have been secured at a good rate and are in place to 2016.

I have no doubt that with the markets in depression this share price will also get depressed in the near term. Concerns with all of the other comercial property investments comes to the fore with doubts over debts and borrowings etc.

There is always the possibility that Laxey will make a reasonble offer with the NAV sitting at 112p :-)

The shortage of coffee as always a ploy.

Some quick notes on the AGM this morning;
the chairman gave a short resume,
Wembley LDO lettings are moving forward, (2 years to opening),
Greenwich is progressing slowly, in (protracted) negotiations over affordable housing percentages etc for the residential developments.
Of their funds; IQ student accomodation is 97% let, at the other end
Quercus (healthcare) is experiencing tough conditions. Southern Cross represents only 8 homes of some 200 in the portfolio,4 are performing, 4 not.
The Bristol science park is opening next month.

Laxey were reported to be supportive of the management and the goals set.

They were positive about the prospects of getting 3rd party funding in to develop aspects Wembley and Greenwich, but nothing yet worthy of an announcement.

A certain private investor gave the board an earfull on salary levels vs shareholder returns.

Nice biscuits, but never got a coffee as they ran out of cups.

redarmy : I cannot believe someone hasn't run the rule over QED and firmly expect a bid to materialise. I suspect Laxey see it that way as well. Will there be any clues at tomorrow's a.g.m?
