Inland Homes to appoint administrators.

"Inland Homes has still not been able to file its financial results for year ended 30th September 2022 because of the auditing issues that have arisen as a result. In April trading in Inland Homes’ shares on the AIM market were suspended because of its inability to publish audited accounts in time. These accounts are now six months late."

Spotted by Sunshine Today re Mortgage Advice Bureau, current trading outlook.

"Following a difficult Q1 2023, with activity levels still affected by the fall in mortgage approvals post the September 2022 mini-budget, we saw an improvement in Q2 2023 and ended the half year modestly ahead of the Board's original expectations.

However, market conditions have toughened again in Q3 2023, impacting both purchase and re-financing activity. Expectations that the Bank of England base rate might be peaking coincided with a downward movement in mortgage rates, changing the behaviour of customers in terms of the timing and their urgency to commit to a new fixed mortgage rate, whether that be a product transfer or re-mortgage. In addition, the summer months saw a sharper than usual seasonal fall in mortgage financed house purchases.

This has prompted the Board to take a more cautious view on expected activity levels in Q4 2023 and hence the outlook for the full year."

I'm sorry if my repeated posts annoy you...

I post my opinion on where I believe the housing market is heading and then follow it through when company/sector newsflow is published.

If my expectations differ then I look at why and adjust my knowledge for the next time.

It's easier to follow up expectations with company/sector newsflow online than have separate notes offline.

I've invested for 40yrs and found it very helpful.


I do the same for other shares.
This is just 1 of them..




In fact I do it for my horse tips as well.



In terms of the trolls. You have to excuse them, they don't like opinions which differ from theirs. They prefer to shoot the messenger than accept responsibility for their own stupidity.

It's not all just about swaps.

Mortgage rates are lower because of competition as there's lower demand for properties.

Lots of things impact housing market/HBs. Affordability, house price, economic, political, debt levels, interest rates etc.

When the housing market crashes, no HB is immune from the crash. Likewise, listed HBs are not immune from stockmarket falls or movements.

Govn support, provided during pandemic, has ended. Repossessions which were stopped during pandemic are legal again.
Around 30k homeowners in severe mortgage debt.
Inflationary pressure, interest rate rises, NI rises, Council tax rises, energy price rises all impact affordability.

The govn haven't got any money. Plus bringing down inflation is one of their top priorities, which means higher interest rates for longer.


The big scheme Help to Buy ended last Oct, 11 months ago. The HBs made millions from that scheme. If the govn was going to announce a replacement then they would have done so by now.
They may announce something in the Autumn budget but it's going to be too late now to stop the fall in the housing market.

Viscount1 - not sure I see that happening at all. Buying into PSN anywhere around now is buying somewhere around trough market conditions. Wait 2 years, and your investment will be showing a pretty decent return. Not possible to pick the bottom, and dont need to make the first 20% of any increase...just sit and hold and capture most of the rest as the cycle runs up
