The lender is Paragon Mortgages. I had thought this particular lender had stopped lending, which isn't the case, but again it's an exclusive via one packager but an excellent addition to my choices all the same. In both clients' cases the end results mean a Bridge will be used for speed, as well as offering funds before refurbishment. The excellent Auction Finance, and the newly re-branded Bridging Finance Solutions, are the lenders that have come up with the goods for me. 25/5/2010 12:07 | As someone who believes in the integrity of the market, I suspect that people were piling in in anticipation of something much more concrete in the results. As someone who thinks it is still a little too cloak and dagger, I suspect some well informed people got in during March, got the rumour mills working, then exited as they had generated plenty of strength to sell into. I think FF, that this will remain dormant for the majority of the summer at least, and will be hit hard if the new Govt brings in any legislation or additional taxes that hit landlords. Will keep a watching brief as maybe just before the next results are due it might be worth taking a short term position. Timing will be everything of course. | the drewster | |

18/5/2010 10:53 | Interesting ............. I refer to my posting of 21 April - the major factor that has created the surge in profit is the turnaround in consumer finance division. And the big change is in the cost of funding for the consumer finance business - no idea why. They've also got £128m free cash - they've got their securitisation lined up, and are just waiting on getting a new "warehouse" overdraft facility - then they will be back in business! | future financier | |

21/4/2010 15:43 | Not exactly "normal" - whatever that means - their cost of funds for their secritisatons of £1.5 Bn had been around 10 bps over LIBOR - with just 2% equity in the deal. Methinks they will be paying closer to 300bps than 200 bps even with 5% equity in the deal! But there is still the "elephant in the room" that is their unfortunate "top of the market" acquisition - TBMC. This is losing shed loads of dosh - yet they still have £10m of "goodwill" in the balance sheet that one day will have to be written off. | future financier |
