Mud bath The circumstances that exist in Greece at this moment in time are equivalent to an open goal with no goal keeper on the pitch , providing they get the foundation to budge.

Look at the deals that Will has regularly been bringing to our attention .

Look at the major changes in Greek Law.

If the foundation refuse to budge they can still move the project on at a lower price.

Certainly if they continue to procrastinate the opportunity will be lost as economic cycles will Change to circumstances which are no longer attractive.

The spiralling cost of money ?
The spiralling cost of labour?
The spiralling cost of materials?
The spiralling cost of travel?
The debilitating cost of diminishing global living standards?
The opportunity cost of being a late mover?
The growing impact of restricted travel?
The surfeit of established luxury alternatives.

The list is endless.

An "open goal" ?
Think again

Would suggest that you are a little early on your comment Hugo. And take a view when they publish the update with the annual accounts. Have heard that they have never been busier but it remains to be seen whether that will be productive.

Time, something that was hardly on the priority list of previous management, is now of the essence.

Grants are available, for now, but as other projects race ahead of us, the money will dry up soon enough.

The key comment here is;

With Crete controlling 20% of travel receipts to Greece from abroad and having a strong local economy, it is not surprising that there is fierce competition between major construction and development groups when bidding for private projects.

We have seen no visibility of this from MIN !

Major Infrastructure Projects Underway in Crete

Five infrastructure projects are currently in progress in Crete, upgrading the island’s property development, transport and tourism sectors.

Investment interest in Crete, including large-scale tourist projects, is escalating, as five big infrastructure projects to upgrade the island and its economic prospects get underway. With Crete controlling 20% of travel receipts to Greece from abroad and having a strong local economy, it is not surprising that there is fierce competition between major construction and development groups when bidding for private projects.

Greek real estate rivalling Italy, Spain for foreign investors

Key infrastructure projects are improving accessibility in a market where prices are rising but remain lower than elsewhere in Europe. Investors have shown a vote of confidence in Greek real estate.

At a second home fair in which Elxis participated last month in Utrecht, Netherlands, it was evident that Greece has become a ‘hot’ destination for home buyers, highlighted Gavriilidis, who added that Elxis is moving ahead by investing heavily in human resources, new technologies, innovation and sustainable properties.

The SMERemediumCap (SMERC) investment fund has proceeded to an agreement to acquire the Patmos Aktis Suites & Spa hotel on the Greek island of Patmos.

Greek realty attracts foreign interest, prices to rise by 10%

“Investor interest from countries such as the Netherlands, Germany and Belgium remains strong, focusing on Crete and the Ionian islands. This is keeping prices high as inflationary pressures drive construction costs upward in a trend seen continuing this year. We expect prices to advance by about 10% in 2022 despite the uncertain conditions,” Gavriilidis told the Athens-Macedonian News Agency.

In the last 3 weeks over 35 million shares have been traded or about 6% of the share capital. For most companies that might not be a particular high amount but for MIN it is way above average and the most significant aspect is that the buying interest is persistent. As other people have said, it looks like the tide has finally turned....

Minoans preferred methodology is the joint venture model with developers.
Therefore whilst they do need cash themselves it is not on the same scale as a Company developing the project themselves.

A prospective partner will look at any possible joint venture from a self interest position , how much would they to pay to acquire a similar asset.

The historical share price represented the Valutaion of the Company at that time when there were a lot less shares in issue( around 50 million in 2008)

Interesting times ahead.

Elxis: Greek real estate is a pole of attraction for foreign investors

The interest of foreign investors for our country is important, as it seems that they give a vote of confidence to Greek properties that now compete with residences in countries such as Spain and Italy.

In particular, as George Gavriilidis, CEO and founder of Elxis – At Home in Greece, says, demand for a second home in Greece from European buyers seems to remain stable.

At the same time, as he adds, there is a significant shift towards quality by buyers, as they want to reduce risks by assessing the improved economic profile of Greece. A characteristic of this development is the fact that while in 2019 a three-bedroom seaside villa on the continental shores of the Ionian Sea would come on the market at 265,000 euros, this amount soared to 330,000 euros in 2021.

Profits huh. Yet in 2007 this was 100p and in 2017 well over 10p. #fantasyprofits Like resource companies that sit on a big (unproven) resource in the ground but have no cash to extract it, all their talk of NAV is just talk. Same here IMO. This needs serious cash to get moving, and nobody is going to provide that either for free or without massive strings attached. Go look at any company that needs cash and it's the same old same old from the rampers who think they have the "golden tickets".

I couldn’t agree more. I like the look of the trading pattern at the moment and the chart. Unlike on previous occasions every time they try to lower the price the buys come in. Overall the volume has been much more consistent and there doesn’t seem to be a seller feeding the market. Further rises to come next week IMHO as we get close to the results and hopefully a clear statement of the state of play!

It's pretty clear the tide has finally turned.Yesterday's near 4 million volume (not low, NYboy!) and the cracking two way trade suggests to me the trend reversal has started.Any signs of confidence in the results/update statement and I think we'll fly quickly. There'll be bumps in the road as profit takers and short termers get out, but I'm more than hopeful the majority of stale bulls have left the building. Identifying a trend reversal early is always difficult, but I believe it's happening right now. Volatile possibly until we see the statement, but on our way.I said 2p yesterday for a reason, not just plucked from nowhere. So for George, it's time to deliver. The last statement was botched, I think most of us felt, and we're still higher. No more mistakes please!
