A question.

Are there any particular mid caps up etc that would be affected by an increase in existing property development etc.

Why?

IMO the pendulum has swung too far on mortgages. From "Yeah mate 5 times Y = you can have loads of cash".

Now the regs have taken it to hours of forensic ripping apart of an applicants life.

Thus I have been thinking for a while that mortgage traps are on the way, where people can't move, or change their mortgage, as the numbers no longer add up for existing situations.

Recently I noted this

Around 40% of homeowners with mortgages could struggle to move because they would not qualify for a new loan.
The growing band of potential "mortgage prisoners" is thought to number as many as four million, BBC News has learned.
Stricter checks on mortgage applicants were brought in a year ago.
Many lenders are strictly applying checks despite "transitional provisions" allowing banks to show flexibility if existing customers want to move or remortgage.
As a result, some people are trapped in a mortgage deal or have to pay much more.

So that means many are staying put as they can't get the mortgage they already have. Many can easily afford their mortgage, so my guess is under the new regs, extensions and home improvements will see a surge on the higher end.

Well, the Canadians describe France down to a tee; and the current encumbent has done NOTHING about it at all beyond increasing the numbers of drones significantly, and, oh yes, increasing unemployment higely as well. Their latest stupidity is to insist that part time working may only be a minimum of half time and that no lesser fraction is possible. Imagine how this will cause the unemployment statistics to rise again. You really could not make it up.

Off topic but an interesting read!

New Element Discovered


Toronto University researchers have discovered the heaviest element yet known to science. The new element, Governmentium (symbol=Gv), has one neutron, 25 assistant neutrons, 88 deputy neutrons and 198 assistant deputy neutrons, giving it an atomic mass of 312.

These 312 particles are held together by forces called morons, which are surrounded by vast quantities of lepton-like particles called pillocks. Since Governmentium has no electrons, it is inert. However, it can be detected, because it impedes every reaction with which it comes into contact.

A tiny amount of Governmentium can cause a reaction that would normally take less than a second, to take from 4 days to 4 years to complete. Governmentium has a normal half-life of 2 to 6 years (in Canada). It does not decay, but instead undergoes a re-organization in which a portion of the assistant neutrons and deputy neutrons exchange places.

In fact, Governmentium's mass will actually increase over time, since each reorganization will cause more morons to become neutrons, forming isodopes.

This characteristic of moron promotion leads some scientists to believe that Governmentium is formed whenever morons reach a critical concentration. This hypothetical quantity is referred to as a critical morass. When catalysed with money, Governmentium becomes Administratium (symbol=Ad), an element that radiates just as much energy as Governmentium, since it has half as many pillocks but twice as many morons.
