Imo it the market in general why we pattern in recent share price All builders are following same trend. Inl had great results, pipeline looks gd, today's news is gd. After initial profit takers, buyers are return which is good to see.Gla.

Sparkyhd - yes you are. Current market cap is £140m. Last NAV was 43.9p per share. So Market cap already £50m of NAV. That covers a lot, perhaps even all of the planning uplifts on the owned plots.

Am I naive in thinking that someone will want to buy the land bank at a price that's cheaper than them independently acquiring it yet at a price substantially above the current market cap?

Its the management who continue to identify, buy and get planning for those quality assets. Without them the company is just a work out play.

Igbert- there are ways around that, and even if true it does not hide the fact there is high hidden value currently in the landbank plus development potential.

INL isn't tempting to bigger fish because its just a couple of guys who do all the deals. No point taking the company over as they'll just clear off and set up on their own again. Simples.

As been oft said, i cant see why INL hasnt been snapped up by bigger fish before now.

Not many housbuilders out there with the quality of assets (above NAV) and such a low pe which cant be above 7 or 8.

Wow great news.It will be interesting to see what exactly is the book value if that site, will be difficult to find as they kept certain areas. Maybe cost of development and time to do was just a big and long task that inl could afford atm.

Rental stream now above £1m p.a I believe

and the borrowing facility is saving on interest cost ongoing + provides flexibility should further funds be needed - a good strategic deal imo

There's been a bit negative press about construction stalling in the sector due to squeezed labour supply. I can see that hitting the likes of bigger players but not Inland. This will be fine. It's a long term hold that a major will snap up in time for 100p+

Anybody any idea please on the profit on the land sale announced today and the motivation for it? Does INL have better uses for the cash it can access than developing this site?

Good to know they're not really going to push for any buildings to be retained. Clever of INL to knock the most historic one down as soon as they could !
