I've heard several times that at least 25% of people who are not paying their rents are just waiting until the time they are evicted, never paying this rent and to just pack up and leave, having lived for free for many months intheir expensive in city apartments to live out of town. In New York, the average rent is $3,500 per month, $42,000 in a year to be able to put down as a 20% deposit on buying an out of town house or 3 years rent on an out of town place. This moratorium will leave the landlords not being able to pay their city property taxes which will lead to both the landlords and cities going bankrupt or at least in the case of cites having to dramatically cut their budgets by 1/3rd to 50%. The biggest office landlord in New York, where people have to individually swipe a card to get into their office therefore they have pretty accurate figures say even now the daily average is only 6% to 7% of people are going to their offices. They are also saying since Covid 62% of commercial/office renewal or new leases/rents in the tri-state area are short term 1 & 2 years instead of the usual longer term 10/20 years. | loganair | |

Gold does what it does, there is no compelling reason why it can't be back down to $1200/oz this time next year. I'm fine with that, it's not why I invest in gold miners.
