This isn't valued on an EPS basis. Profits are lumpy, but NAV progression is key.

The EPS and Op Profit drop is not very inviting. In any case share price holding well for the situation and for this weak market. Happy to hold.

yield of 10% on £100k income means a value of £1,000,000 (10x income) 5% means £2,000,000 (20x income) that's how yield relates to value, you have to understand property but sub 5% on Barnsley sheds is good money trust me.

You need to read it again.

This is what it said:

reflecting a net initial yield of 4.76% at a price above book value.

There are two elements to that statement:

"reflecting a net initial yield of 4.76%" - So we can work out from that, the rental income from the portfolio was 752k

"at a price above book value" - The company increases the value of it's asset as it goes through the planning/remediation/build out/ rent etc, and we know from this that the sale was above the book value. What we do not know is what price they paid for the land, and how much they spent developing it.

Itmight be easier if you have a look at the presentations on the company website, where they explain the process rather better than I.

Well it does say 4.76% over book value. It doesn't mention rent and why should it if it is a disposal??

You have completely misread it. The rental income equated to a 4.75% running yield.

They will have made an exceptional gain on it.

It didn't strike me as much of a return or did I get it wrong? Purchased in 2015 and worked on it for 3 years and only made a profit of 4.75%. I was disappointed. The cost of money surely meant a loss.

amazing deal just announced sheds in Barnsley at 4.75%!!! If they can unlock more of this and get it out the door quickly at these prices this will be good news....

The shares can only go into the index if it is premium list. Next review of index participants from memory will be mid September. If it does get into the index, it will probably go into the all share and small cap indices. The all share participation is more important than the small cap for demand from tracker funds. Depending on what is deemed to be the free float (given Peel and PPD holdings may not count as part of the free float) you could see 5-7% of the free float being bought by tracker funds.

nice rise recently to an agreeable 126p had an investor/analysts tour of sites recently and the main market listing should continue to stir interest. A well run well capitalised business now steady rises to i hope circa 150p now.
