Tilts - INL too have their Finals this month. They might turn that ship around as at 53p they are on a discount of 46% to the projected end Jun'17 NAV! Looks way out of line...

I might have a closer look at INL following the fall...but no way selling HWG. I was looking at the Numis note on SMP today, and I think they look interesting, and could make an interesting fit with HWG.

Might take a year or so, but I still see HWG nearer 200p than 100p.

Not necessarily so. HWG is in effect an enormous land bank that is being built out. Whilst in this phase I see little point in paying a dividend, then issuing equity to finance acquisitions.

Yield is important to some, and if that is the case, you do not buy HWG. I'm interested in total return, and happy to forego income in the short term, in the pursuit of capital growth.

Yes it would as yield is seen as important in the property sphere so investors will be looking to weigh up the merits of Harworth v other potential investments.

Dazzaa,

There has been a constant seller around for months which has held back the price, so obviously somebody else is taking a different view. Cannacord suggest a large uplift in NAV in the second half and believe the shares are trading at a 28% discount to year-end NAV.

I'm still a buyer!
