I think HMSO is the only major reit who have actually managed to keep the same core management team in place who screwed up in the 2008/9 in place to screw up yet again in 2020 They sold their London offices at 50p in pound to Brookfield They then turned down an opening bid from Klipeire at just a little below NAV (suggesting K would have paid NAV or close to it) They told everyone they were going to go super prime and European to get diversification - then they actually tried to merge with Intu Remarkable track record - it's failure over many years and cycles

They have drawn 100 million from 1.2 bn liquidity available .A years running costs no more than 150 million Div saved 113 million 21 from Orion They were paying 25 p on divs last year !Why would they raise money !Could do a share buy back !Sicknote

i would only fret if it was four days away.this share is very volatile.it could be 80p
next week.the only people who need to fret are the hedge funds because once there is a flow of good news this will motor.Bricks and motar rarely let you down.Very versatile.

Maybe Debrnhams were looking for an out as times have just moved against them and this just pushed them over the edge - perhaps they were looking for a ridiculously low rent taking advantage of the situation?

Good point, not all floors are taken but it is interesting to note that the company was not able to agree a new lease wth Debenhams but rather accepted terms from Next for part of the property.

Hammerson's press release doesn't say Next is taking the entirely of the Debenhams stores.

:The Beauty Hall from NEXT will replace Debenhams’ beauty halls in Hammerson’s flagship destinations. Hammerson will also pursue opportunities to repurpose the other floors…"

I closed, but then I am just an insignificant spread better. I'll likely put it back on though. NXT will be paying a lot less than FRAS was previously paying, even if clearly more than FRAS was offering. However if you look at the excellent work NXT has done cycling its stores to reduce its rent bills. I bet this is a short term lease, as it is a trial concept for NXT, and the rent revisions if any are specified will be down, not up. No press from NXT that I can see.

I just looked up the short interest level this morning. Last time I looked, HMSO was at no.7 in the list of most-shorted shares, and now it has risen to no.2, with 9.9%. This is surely a strong positive: that's a massive amount of forced buyers at some point in the foreseeable future. If the shorters have their stop-loss levels triggered, it could rise quite quickly.
