Simple formula for an NPV (adjusted for time values) is NPV=GrossPV-Capex (GrossPV is the value after capex met) A buyer will have to meet the capex as well. So he will pay NPV+Capex=GrossPV-ca What does he get in return ? - Why just the Gross PV, which is what he has paid for the whole project. ie no return on investment whatsoever.
