25/9/2020 21:03 | KKR Investment Management LLC notified they have 5.35% this afternoon. Not previously on the register by the looks of it so suspect they've picked them up off another holder. | ![]() nickrl
18/9/2020 15:34 | Bought a small amount at an average of £5.59 | ![]() essentialinvestor
15/9/2020 11:28 | Closed those off. Hopefully some more opportunities in the weeks ahead. | ![]() essentialinvestor
12/9/2020 16:16 | May be on a trip to retest the March low?. Bought a small amount before Friday's close. | ![]() essentialinvestor
06/8/2020 07:54 | I've sold out and hoping to buy back in again on a bad day. Luck to holders. | ![]() essentialinvestor
03/8/2020 18:24 | Great Portland is approx 70% office, from memory. GPOR gearing is also lower. | ![]() essentialinvestor
03/8/2020 13:29 | Not sure how well the Capco GPOR comparison holds up. Covent Garden is a pricey area. According to Annual Report Capco have 58% exposure to retail/restaurants/l GPOR say their average office rent is £53.4/sq ft. GPOR say their rent roll is £100m on 2.6m sq ft - which would indicate an average rent of £38.5/sq ft. Considering their gross rental income was £80m - that would suggest that in reality average rent is more like £30/sq ft. One might imagine that GPOR with lower rents may find their tenants more able to pay. But then again the opposite might also be true. | ![]() shieldbug
29/7/2020 14:54 | Sold a few. | ![]() essentialinvestor
21/7/2020 12:18 | Capco reporting a -17% fall in the 6 month period to 30 June. GPOR have an approx 30% exposure to retail/resturants. DLN approx 13% exposure. Helical under 3%. | ![]() essentialinvestor
20/7/2020 13:59 | Hi Jack, straight back at you. About 30% invested atm, need some downside to justify that. Not happening atm. | ![]() essentialinvestor
19/7/2020 15:17 | Thanks EI. Yes, gradually adding at set levels is a good approach in current market. I'm doing similar on SMDS at the moment (I've just posted thoughts on that board). Good luck with your holdings. | ![]() cousin jack
17/7/2020 09:28 | Hi Jack, apologies late reply. On GPOR under £5.50 looks a better entry point, as mentioned. (Ideally a retest of the March low under 5.30 as I said to SKY on another board earlier this week). Plan for Great Portland is to add small amounts only at set levels- it just hit a second buy point. SLI my main sector buy this week as hope for some sort of bounce. | ![]() essentialinvestor
15/7/2020 13:23 | As you said on the RLE thread "You need to be very agile and a tad lucky, to trade this sector and make money atm". However you succeeded with GPOR on Friday and I'll be interested to see if you can repeat today. A brave call though. | ![]() cousin jack
15/7/2020 10:07 | Bought those back. Under 5.50 approx, if available, looks a good entry point. | ![]() essentialinvestor
13/7/2020 13:30 | Bought a small amount before Friday's close which I've taken quick turn on. Will have another look if available under £6. | ![]() essentialinvestor
06/9/2019 08:00 | £3.60 ? - well in the midst of a deep bear market and a severe recession that type of level may not be out of the question. However it's not a level I see fwiw. Thanks for the view. | ![]() essentialinvestor
06/9/2019 02:31 | I can't connect the balance sheet numbers (NAV,operating profit trend, eps, small dividend, pe ) with the company market valuation Seems to be property obscessed money wanting to bury money in a "sure thing" and not worry about returns on equity Chartwise the price action on monthly chart is volatile rubbish suggesting distribution bear flag Target 360p imo | muffinhead
02/9/2019 11:25 | Back over £7. At least for now. | ![]() essentialinvestor
19/8/2019 18:31 | Prefer Great Portland with their lower gearing and reduction in share count, Derwent is a quality business though. | ![]() essentialinvestor
08/8/2019 07:56 | Derwent announced today that they had sold a building in london for 4.8% above dec 2018 values. Implies to me that the london office demand is still strong, no signs of a plunge... yet! "The disposal price net of costs and potential top-ups is £99.6m, 4.8% above December 2018 book value." | ![]() llef
05/8/2019 12:15 | Without the buy back this might be closer to £6 imv. | ![]() essentialinvestor
22/7/2019 11:19 | Under £6 that may be an interesting longer term entry, depending on how hard any Brexit hit may be. If London commercial property values plunge then would need to reassess. | ![]() essentialinvestor
23/5/2019 07:23 | Mentioned in today's press | ![]() porsche911sse
08/11/2018 09:48 | very positive statement from derwent today - must augur well for GPOR I would have thought | ![]() llef |
